A hands-on, revenue-owning sales role responsible for leasing and monetising approved office infrastructure and contract/managed services. This is a hunter role with a clear focus on lead generation, negotiations, and closures.
Role Overview
We are seeking a sales-driven mid-management professional to generate revenue by leasing office floors/seats and selling contract or managed services from our approved premises. 
The role carries direct P&amp;L responsibility for revenue generation, occupancy, and deal closures across leasing and service contracts.
Key Responsibilities<ul><li>
Commercial Leasing &amp; Space Monetisation</li></ul><ul><li>
Lease full floors, partial floors, and per-seat capacity</li><li>
Target client segments:<ul><li>
Global Capability Centers (GCCs) &amp; Captive Centers</li><li>
IT / ITES companies</li><li>
BPOs / KPOs</li><li>
Startups and mid-sized enterprises</li></ul></li><li>
Own the end-to-end sales cycle:<ul><li>
Lead generation and prospecting</li><li>
Client meetings, site visits, and presentations</li><li>
Commercial negotiations</li><li>
Contract structuring and deal closures</li></ul></li></ul>
2. Pipeline, Deal &amp; Database Management<ul><li>
Build, maintain, and forecast a robust sales pipeline</li><li>
Maintain a structured and up-to-date database of:<ul><li>
Prospective and active clients</li><li>
Channel partners and brokers</li><li>
Leads, site visits, proposals, negotiations, and closures</li></ul></li><li>
Track deal stages, conversion ratios, and sales cycle timelines</li><li>
Prepare proposals, pricing models, and commercial documentation</li><li>
Coordinate with internal operations, delivery, legal, and compliance teams for feasibility</li><li>
Ensure smooth deal closure, documentation, and handover for execution</li></ul>
3. Market &amp; Channel Development<ul><li>
Develop and manage relationships with:<ul><li>
Commercial real estate brokers</li><li>
Consultants and advisory firms</li><li>
Startup, GCC, and enterprise ecosystem stakeholders</li></ul></li><li>
Track market trends, competitor pricing, and demand dynamics</li><li>
Identify new monetisation opportunities within the asset ecosystem</li></ul>
Candidate Profile
Experience<ul><li>
Minimum graduate degree required (Real Estate / Business / Commerce preferred)</li><li>
MBA preferred</li><li>
7&ndash;12 years of experience in B2B sales</li><li>
Exposure to one or more of the following:<ul><li>
Commercial leasing / office space sales</li><li>
IT / ITES / BPO services sales</li><li>
Contract staffing or managed services sales</li></ul></li></ul>
Skills &amp; Competencies<ul><li>
Strong negotiation and deal-closing capability</li><li>
Enterprise and mid-market client handling</li><li>
Solid commercial acumen (leases, contracts, pricing models)</li><li>
Strong understanding of SEZ licensing norms and compliance</li><li>
Good knowledge of legal aspects of commercial leasing and SEZ regulations</li><li>
High ownership mindset with a revenue-first approach</li></ul></div>
