JOB SUMMARY
The Facilities Maintenance Technician III, under supervision, is responsible for performing essential preventive maintenance and repair of building plumbing, mechanical, electrical, and control systems, including refrigeration, and A/C units.
Location: Ronald Reagan Washington National Airport (DCA) 
 
JOB SUMMARY 
The Facilities Maintenance Technician III, under supervision, is responsible for performing essential preventive maintenance and repair of building plumbing, mechanical, electrical, and control systems, including refrigeration, and A/C units at a facility in DCA. Activities may include changing filters, cleaning heating and cooling coils, cleaning floor drains, changing light bulbs, painting, drywall, basic carpentry, performing preventive maintenance activities on equipment, assembling, and disassembling systems furniture, and removing and installing signs. Performs repairs on walls, carpets, and windows. Maintains compliance with inventory and tracking policies and procedures, maintains compliance with work order system, and indicates the status of all repair and maintenance work. Ensures adherence to safety regulations and standards. 
 
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES<ul><li>
Repair, maintain/monitor all equipment and amenities.</li><li>
Diagnose equipment issues and assist in the diagnosis of process-related problems through collaborative teamwork.</li><li>
Change all filters for HVAC as required.</li><li>
Change light bulbs, interior and exterior, as needed.</li><li>
Inspect and clean gutters and downspouts.</li><li>
Inspect and service roof structure.</li><li>
Use computer-based CMMS system to create and closeout work orders with data including labor hours, equipment maintenance and parts used.</li><li>
Carry a company cell phone for coverage and site-wide communication.</li><li>
Available to work flexible hours based on the needs of the operation.</li><li>
Available for 24/7 emergency on-call schedule.</li><li>
Assists/Escort/Verify work of outside service personnel, inspectors and vendors.</li><li>
Keeps workspace neat, clean and free of clutter.</li><li>
Understand and comply with OSHA, Safety and PPE requirements.</li><li>
Performs other work-related duties as assigned.</li><li>
Partner with the onsite janitorial company</li></ul> 

KNOWLEDGE, SKILLS, AND EDUCATION<ul><li>
HS Diploma or Equivalent</li><li>
Certification in a skilled trade or system is a must</li><li>
Experience performing preventative maintenance (PM&rsquo;s) on equipment</li><li>
Strong customer service skills</li><li>

Detail oriented</li><li>
Professional Painting experience is a plus</li><li>
Commercial Carpentry experience is a plus</li></ul>

This is a full-time position, 40 hours per week, with additional hours as needed to address the needs of the customer.
