The primary role of the Maintenance Technician is to assist with the maintenance program for the community and preserve the value of the asset. The Maintenance Technician assists in maintaining the community&rsquo;s interior and exterior physical condition and is a customer service driven team player. 
 
Reports to: Maintenance Supervisor 
Direct Reports: None 
 
Roles and Responsibilities 
The duties listed below are an outline of the Maintenance Technician&rsquo;s responsibilities and should not be considered an all-inclusive list. As the needs of the community change, these duties may be modified as needed. 
 
General<ul><li>
Maintain a clean, professional, and OSHA approved work environment</li><li>
Assist with the maintenance operations and repairs of the property</li><li>
Assist with monitoring inventory of parts and supplies</li><li>
Perform preventative maintenance</li><li>
Report time and attendance</li><li>
Make daily inspections of the community</li><li>
Understand and adhere to the Landmark Properties policies and procedures</li><li>
Ensure confidentiality of resident and company information</li></ul>
Customer Service<ul><li>
Understand the needs and expectations of residents and exceed their expectations</li><li>
Develop a sense of community among the residents and staff</li><li>
Maintain active and effective communication with residents and parents</li><li>
Maintain an positive community environment for both residents and associates and encourage participation in events and activities</li><li>
Assist the Maintenance Supervisor with organizing and implementing a successful turn</li><li>
Ensure service requests are completed in a timely manner</li><li>
Be available on weekends and after hours for emergency calls</li></ul>
Risk Control<ul><li>
Understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources</li><li>
Document and address behaviors of residents that violate the law or the community lease agreement</li><li>
Identify and address safety and security risks</li><li>
Inspect the physical condition of the property and report any problems to the Maintenance Supervisor and Community Manager</li></ul> 
Requirements<ul><li>
2 years&rsquo; experience with electrical, plumbing, and appliance repair</li><li>
Must have excellent communication and people skills</li><li>
HVAC certification preferred</li><li>
Computer literacy preferred</li></ul> 
Environment<ul><li>
The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions</li><li>
The noise level in the work environment is usually moderate</li></ul> 
Physical Demands<ul><li>
While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.</li><li>

The Associate Community Manager is responsible for effectively marketing the community and ensuring the leasing targets are achieved. The Associate Community Manager places our prospects' and residents&rsquo; needs, requests, and follow-up as a top priority. The Associate Community Manager should always maintain a level of professionalism and courtesy.

Leasing &amp; Marketing<ul><li>
Prepare marketing plans and develop new strategies and programs designed to meet occupancy goals</li><li>
Prepare/monitor daily and weekly leasing reports in order to make pricing recommendations to ensure optimal rent growth</li><li>
Ensure leasing staff complies with corporate procedures and government laws on Fair Housing</li><li>
Ensure all data is accurately entered in Entrata, resulting in quality follow-up</li><li>
Project a favorable image of the community to achieve property objectives and public recognition</li><li>
Generate and track traffic of prospective residents by utilizing effective marketing techniques</li><li>
Conduct/oversee all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model and traffic follow up</li><li>
Complete and submit required materials in a timely manner such as market surveys, marketing calendars, guest cards, and service requests</li><li>
Ensure all social media channels are updated regularly to promote the property</li><li>
Oversee renewal kick-off, including planning and executing events and implementing Community Ambassador zone walks</li></ul>

Customer Service<ul><li>
Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed their expectations</li><li>
Maintain active and effective communication with residents, parents, and university personnel</li><li>
Create and distribute the monthly newsletter and resident communications</li><li>
Direct roommate mediation and resolution of resident conflicts by encouraging the respect for and appreciation of individual differences</li><li>
Participate in resident retention programs</li></ul> 
Facilities<ul><li>
Assist the Community Manger in creating and implementing a successful turn plan</li><li>
Regularly walk the property to identify and address maintenance issues</li><li>
Assist the Community Manager and maintenance team in quarterly inspections of each unit to identify and address maintenance issues</li></ul> 
Risk Control<ul><li>
Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources</li><li>
Document and address behaviors of residents that violate the law or the community lease agreement</li><li>
Identify and report safety and security risks to the Community Manager</li><li>
In the absence of the Community Manager, prepare and submit incident reports</li><li>
Assist the Community Manager in handling emergency situations in conjunction with the corporate team</li></ul>
