 Assistant Project Manager - Job Description
 
 
 
 We are currently seeking an Assistant Project Manager to join our growing construction team. The ideal candidate is to be a self-starter who has a minimum of 3 years of experience managing fast-paced multifamily or commercial construction projects. Experience working with wood frame is preferred. Experience working with Virginia Housing, Earthcraft, and Energy Star is a plus.
 
 
 
 JOB SCOPE AND PURPOSE
 
 
 
 The Assistant Project Manager will assist and support the Project Manager to help oversee and coordinate project management activities on our multifamily construction projects. The candidate must be capable of providing timely, complete, and accurate reporting. Candidate must be able to excel in a team environment and possess the ability to communicate clearly and provide direction to Lawson colleagues, design partners, and subcontractors. This is a support position that will report directly to the construction Project Manager. Our goal is to provide quality housing on time and on budget. Desire to grow into a Project Management position is a must.
 
 
 
 Essential Duties And Responsibilities
 
 
 
 <ul>
 <li>
 Assist the Project Manager in management of construction processes, schedule, financial tracking, and regulatory requirements.
 </li>
 <li>
 Assist the Project Manager with proper installation per contract drawings and program requirements. (Including but not limited to EarthCraft, VHDA Minimum Design, Universal Design requirements, UFAS Requirements, Energy Star, and any Proffered City conditions).
 </li>
 <li>
 Assist in negotiating and writing subcontractor and vendor contracts and purchase orders.
 </li>
 <li>
 Material purchasing to include composing purchase orders and work orders for delivery to PM. Preforming material takeoffs including but limited to doors, windows, and steel lintels.
 </li>
 <li>
 Assist with tracking monthly invoices and operating within project budget.
 </li>
 <li>
 Submittal Review.
 </li>
 <li>
 Assist Project Manager to coordinate draw requests and inspections.
 </li>
 <li>
 Assist Project Manager with processing change orders.
 </li>
 <li>
 Assist Project Manager in obtaining all necessary permits.
 </li>
 <li>
 Responsible for creating and completing final punch list items for acceptable project turnover.
 </li>
 <li>
 Assist construction schedule and meet or exceed proposed development schedule.
 </li>
 <li>
 Assist Project Manager and Superintendent to review and approve billing for work in place.
 </li>
 <li>
 Coordinate with Property Management Maintenance regarding training, operations, review warranty work Items, and project turnover.
 </li>
 <li>
 Work with Property Management team to coordinate turnover and lease up deadlines.
 </li>
 <li>
 Other duties as assigned.

 Requirements
 
 
 
 
 QUALIFICATIONS
 
 
 
 <ul>
 <li>
 Bachelor&rsquo;s Degree with minimum 3 years&rsquo; construction experience.
 </li>
 <li>
 Preference will be given to candidates with a degree in the construction or related field.
 </li>
 <li>
 Preference will be given to candidates with experience in multifamily or commercial construction.
 </li>
 <li>
 Good relational skills and ability to work efficiently with subcontractors, future/current residents, colleagues, and supervisors.
 </li>
 <li>
 Ability to organize and problem solve effectively.
 </li>
 <li>
 Possess and maintain good judgment and self-control.
 </li>
 <li>
 Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
 </li>
 <li>
 Knowledge of computer software programs; MS Word, MS Excel, MS Project, Bluebeam, AnyList, Zoom, Microsoft Teams, Microsoft OneDrive, or ability to learn these programs or other programs that become essential for this position.
 </li>
 <li>
 Ability to travel between assigned work sites.

 We are currently seeking to add a Maintenance Prep team member to support and assist our maintenance team. Maintenance staff are responsible for overall property maintenance and related mechanical, electrical, plumbing and other operational/functional systems.

 Duties/Responsibilities

 Vacant apartment prep
 </li>
 <li>
 Perform, with good workmanship, all assigned maintenance projects in a timely manner
 </li>
 <li>
 Perform plumbing, electrical, painting, concrete, masonry, minor extermination and carpentry work
 </li>
 <li>
 Repair, replace or install signage, glass, tile, carpet, cove base, fixtures, venetian blinds, locks, doorknobs and hinges etc.
 </li>
 <li>
 Inspections
 </li>
 <li>
 Turn Inventory control
 </li>
 <li>
 Perform, with good workmanship, all assigned maintenance projects in a timely manner
 </li>
 <li>
 Janitorial
 </li>
 <li>
 Assist in janitorial work by performing necessary "on-the-spot" corrections and reporting deficiencies in janitorial services
 </li>
 <li>
 Other duties as assigned

 Requirements
 
 
 
 
 Required Skills/Abilities:
 
 
 
 <ul>
 <li>
 Mechanical aptitude with a minimum of one (1) year maintenance trade experience.
 </li>
 <li>
 Formal training in one or more of the following trades: carpentry, plumbing, electrical, painting, drywall installation or air conditioning.
 </li>
 <li>
 Be available to report to work during any inclement weather event for property clean up and emergencies
 
 
 </li>
 </ul>

 High School diploma or equivalent.
