Those with a risk management background are preferred. 

Travel: Up to 80% of the time. Those who are located in or near the Sarasota/Tampa, FL area are preferred but must be willing to travel to any USA state at several weeks at a time.

Must have weekend and on-call availability.

Position Summary:

Perform or oversee the duties of preventive maintenance, and project management for construction, repair, and remodeling projects. Manage the vendor selection and contracting processes. Reports accidents, injuries, and unsafe work conditions utilizing incident reporting documents to the general manager &amp; HR; and complete safety training and certifications. Assist management in hiring, training, scheduling, evaluating, counseling, disciplining, motivating, and coaching employees. Ensures that staff follows all company and safety and security policies and procedures; reports any maintenance problems, safety hazards, accidents, or injuries; completes safety training and certifications. 
Follows all company policies and procedures, ensures uniform and personal appearance are clean and professional, maintains confidentiality of proprietary information, and protects company assets. Welcomes and acknowledges all guests according to company standards, anticipates and addresses guests' service needs, assists individuals with disabilities, and thanks guests with genuine appreciation. Speaks with others using clear and professional language, prepares and reviews written documents accurately and completely, and answers telephones using appropriate etiquette. Develops and maintains positive working relationships with others, supports the team to reach common goals, and listens and responds appropriately to the concerns of other Team members. Complies with quality assurance expectations and standards. Stands sits or walks for an extended period or for an entire work shift. Performs other reasonable job duties as requested by Supervisors. 
Key Duties/Safety Accountabilities
<ul>
<li>Supports the Vice President of Facilities &amp; Risk Management with quality assurance expectations and standards.</li>
<li>Supervision and directed participation in regular and preventative maintenance (PM) at properties as directed.</li>
<li>Understanding of the preparation of Reserve Plans and Structural Integrity Reserve Studies and management of systems and processes to produce and implement the reports and plans.</li>
<li>Requires experience with Building Code &amp; Compliance.</li>
<li>Supporting the Vice President of Facilities &amp; Risk Management in preparing and updating Reserve Studies and maintenance inventory systems.</li>
<li>Identifies and recommends new ideas, technologies, or processes to increase efficiency, productivity, quality, safety, and/or cost-savings.</li>
<li>Monitors the performance of others to ensure adherence to quality expectations and standards.</li>
<li>Reports work-related accidents, or other injuries immediately upon occurrence by completing an incident report and alerting HR and executive leadership</li>
<li>Follows policies and procedures for the safe operation and storage of tools, equipment, and machines</li>
<li>Identifies and corrects unsafe work procedures or conditions and/or reports them to management and security/safety personnel.</li>
<li>Follows property-specific procedures for handling emergency situations (e.g., evacuations, medical emergencies, and natural disasters).</li>
<li>Uses proper equipment, wears appropriate personal protective clothing (PPE), and employs correct lifting procedures, as necessary, to avoid injury.</li>
<li>Maintains daily logs of operation, maintenance, and safety activities, including test results, instrument readings, and details of equipment malfunctions and maintenance work.</li>
<li>Reports any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor.</li>
<li>Maintains proper maintenance inventory and requisition parts and supplies as needed.</li>
<li>Identifies, locates, and operates all shut-off valves for equipment.</li>
<li>Calibrates all controls, gauges, meters, and other equipment as required.</li>
<li>Assists in training mechanical level and other departmental hires on equipment, policies, and procedures.</li>
<li>Uses the Lockout/Tagout system before performing any maintenance work.</li>
<li>Ensures that all flammable materials are stored in OSHA (Occupational Safety and Health Administration) and EPA (Environmental Protection Agency) approved containment devices.</li>
<li>Recommends replacement of defective/outdated appliances, electronics, and equipment.</li>
<li>Performs preventative maintenance on tools and equipment, including cleaning and lubrication.</li>
<li>Coordinate with the Lemonjuice HR team in ensuring Safety Protocols are implemented and followed at all sites including:</li>
<li>Holding regular Safety Committee meetings, no less frequently than monthly</li>
<li>Facilitating safety training for resort maintenance, housekeeping, and administrative teams</li>
<li>Being familiar with safety equipment &amp; protocols and ensuring both are properly supported at each company location</li>
<li>Performs resort inspections for safety compliance, and clean and positive workspaces for maintenance and housekeeping teams.</li>
<li>Being willing to travel to any USA state at several weeks at a time.</li></ul> 


Supervisory &amp; Project Responsibilities
<ul>
<li>Assist management in hiring, training, scheduling, evaluating, counseling, disciplining, motivating, and coaching employees. Safeguards employee and guest privacy. Ensures that staff follows all company and safety and security policies and procedures; reports any maintenance problems, safety hazards, accidents, or injuries; completes safety training and certifications. Ensures uniform and personal appearance are clean and professional; maintains confidentiality of proprietary information; protects company assets.</li>
</ul><ul><li>Interviews, hires, and trains employees; plans, assigns, directs work; appraises performance; rewards and disciplines employees; addresses complaints and resolves problems.</li>
</ul><ul><li>Perform or oversee the duties of the Project Manager for construction, repair, and remodeling projects, including</li>
</ul><ul><li>Manage the vendor selection and contracting processes.</li>
<li>Ensure proper specifications are drawn for each Project.</li>
<li>Draft and implement a Project Plan including the scope of work and timeline.</li>
<li>Supervise, or cause to be supervised the vendors or teams delivering the.</li>
<li>Ensure compliance with local permitting and signage ordinances.</li></ul>

Preferred Qualifications

<li>Bachelor's degree in engineering, business development, or any other related major</li>
<li>Associate degree or related experience and/or training; or equivalent combination of education and experience.</li>
</ul><ul><li>Three Years of Work-Related Experience and a Minimum of One year of supervisory experience.</li>
</ul><ul><li>Technical Trade or Vocational School Degree.</li>
</ul><ul><li>OSHA 40 certification and other Technical Certifications (ex. CPO).</li>
<li>Experience in doing facilities risk assessments.</li>
<li>Managing renovation jobs and doing scope of work.</li>
<li>Budgeting experience, writing reports, spreadsheets, and experience in Gantt Charts.</li></ul>
