We are seeking a talented and motivated <b>Development Analyst</b> to join our dynamic team in Denver, Colorado. This role offers an exciting opportunity to contribute to the growth and success of our projects, leveraging your analytical skills and market insights to drive strategic decisions and optimize development processes.</p><h3 class="jobSectionHeader"><b>
RESPONSIBILITIES</b></h3><p>
Responsibilities include but are not limited to:</p><ul><li>
Support the development strategy across a market, ensuring alignment with regional goals and objectives.</li><li>
Assist in preparing project budgets and underwriting models.</li><li>
Analyze market data to assess and support the viability of potential deals, providing actionable insights.</li><li>
Evaluate risks associated with new transactions, offering recommendations to mitigate potential issues.</li><li>
Prepare investment documents for presentation to senior management, Investment Committee, and Asset Management Committee.</li><li>
Participate in Investment Committee and Asset Management Committee calls and meetings to provide insights and support decision-making.</li><li>
Conduct market research to prepare reports and comparable analysis to support investment papers.</li><li>
Conduct feasibility studies, financial analysis, and due diligence for new projects, including determining project impact fees and plan check fees.</li><li>
Communicate with external vendors and consultants (attorneys, engineers, architects, etc.) during all project stages to ensure success.</li><li>
Coordinate with the company's internal and external legal teams on project documents and contracts.</li><li>
Participate in municipal meetings and hearings to gain entitlements, annexation, zoning, and permitting approvals.</li><li>
Coordinate with the capital markets team on debt closing and monthly funding processes.</li><li>
Prepare monthly and quarterly project reports to track progress and performance.</li><li>
Participate in marketing, construction, and operational meetings to ensure alignment and successful project execution.</li><li>
Attend networking and broker events to build industry relationships and market knowledge.</li><li>
Perform ad hoc analysis as requested.</li></ul><h3 class="jobSectionHeader"><b>
ABOUT YOU</b></h3><p>
The ideal candidate will bring:</p><ul><li>
A minimum of one year of experience, preferably in real estate development, investment, or private equity.</li><li>
Exceptional communication skills with the ability to collaborate across teams and present complex information clearly.</li><li>
Strong analytical and problem-solving skills, with the ability to identify issues and propose innovative solutions.</li><li>
A Bachelor's Degree in Business, Finance, Real Estate, or a related field.</li><li>
Familiarity with the real estate market and industrial property trends.</li><li>
Proficiency in financial modeling and data analysis tools.</li><li>
A proactive mindset and the ability to thrive in a fast-paced environment.</li></ul><div><h3 class="jobSectionHeader"><b>
COMPENSATION</b></h3></div><ul><li>
This role offers a competitive base salary ranging from $75,000 - $85,000 annually plus bonus, reflecting the company's good faith estimate based on market data and internal equity.</li></ul><h3 class="jobSectionHeader"><b>
