</div><div><b>SUMMARY:</b> The Property Manager is fully accountable for the day-to-day property operations, overseeing and enhancing the value of the property. The Property Manager works with upper management on the property and the company&rsquo;s objectives, and the annual budget, developing the property team members to maximize performance and taking a hands-on approach to any necessary duties to accomplish objectives as well as to facilitate the successful performance of others by performing the following duties personally or through subordinates.</div><br>

<div><b>ESSENTIAL DUTIES AND RESPONSIBILITIES:</b> include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.</div>
<ul><li>Prepares and implements a marketing plan for the property each</li>
<li>Responsible for ensuring 100% compliance with any tax-credit or set-aside apartment</li>
<li>Responsible for maintaining budgeted occupancy levels at approved rental</li>
<li>Prepares and monitors operating budget, and reports on the status of property such as variance and occupancy reports.</li>
<li>Responsible for achieving the highest possible Net Operating Income (NOI) through effective cost control and maximizing</li>
<li>Collects specified rents, delinquent rents, files evictions and approves write-offs as</li>
<li>Conducts regular training for all staff</li>
<li>Responsible for maintaining all on-site books, record keeping and</li>
<li>Conducts periodic meetings with the entire staff,</li>
<li>Arranges for alterations to, maintenance upkeep, or reconditioning of property as specified in property management Supervises maintenance of buildings and grounds.</li>
<li>Employs or contracts for services of leasing consultants, maintenance, groundskeeping personnel, onsite management personnel, and security when supervising the hiring process by subordinates.</li>
<li>Arranges for and approve purchasing of supplies, services, and goods for the</li>
<li>Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the</li>
<li>Develops and implements resident retention, marketing, and advertising programs.</li>
<li>Responds to after hour&rsquo;s emergency calls as</li>
<li>Assists with the eviction of residents in compliance with court orders and directions from</li>
<li>Creates and maintains a positive environment for staff and promotes a high-quality of rental-living experience.</li></ul><br>

<ul><li>Will be encouraged to earn the ARM or CAM designation</li>
<li>Complete and pass Fair Housing Test</li>
<li>Compliance Training Certificate (For Tax Credit or Set-Aside Communities)</li>

<ul><li>LIHTC experience preferred</li>
<li>Working knowledge of Microsoft Word, Excel, and Yardi Systems</li>

<li>Keep Grounds Clean</li>
<li>Assist maintenance with make-readies and work orders</li>
<li>Cleans vacancies as required.</li>
<li>Cleans lobbies, lounges, restrooms, corridors, elevators, and stairways.</li>
<li>Sweeps, scrubs, waxes, and polishes floors.</li>
<li>Cleans carpets, upholstered furniture, and woodwork. Washes windows, doors, and windowsills.</li>
<li>Empties wastebaskets in the office and other trash receptacles throughout the community.</li>
<li>Replaces restroom supplies and replaces light bulbs as necessary.</li>
<li>Ability to lift 50 lbs</li>
<li>Requires extended walking and use of stairs</li>
<li>Other duties as assigned.</li></ul><br>
