MMS Group is seeking an experienced affordable housing Property Manager for a residential property located in Newark, NJ.
Pay Rate: 50/k/yearly
Key Responsibilities:<ul><li>
Manage Property Operations: Oversee the daily operations of the property.</li><li>
Rent Collection: Collect rent and other property fees from residents promptly.</li><li>
Resident Relations: Address resident concerns professionally and efficiently.</li><li>
Maintenance Support: Partner with the maintenance team to preserve affordable housing through preventive maintenance, timely repairs, and a highly organized make-ready process.</li><li>
Budget Management: Work with your Regional Manager and corporate office to prepare and follow an operating budget, planning for community capital improvements, repairs, contract developments, and negotiations.</li><li>
Accounting Oversight: Handle all accounting functions associated with the property, including processing invoices, managing evictions, and overseeing resident accounts and charges.</li><li>
Staff Management: Hire, train, and supervise site staff to ensure high performance.</li><li>
Property Inspections: Conduct regular property inspections to maintain standards.</li><li>
Income Verification: Complete income verification to ensure eligibility with government regulations.</li><li>
Additional Duties: Perform other duties as outlined in the job description.</li></ul>

Requirements:<ul><li>
Experience: Three+ years of residential multifamily property management or real estate management experience as a Property Manager. Minimum two years of affordable housing experience.</li><li>
Education: Associate degree in Marketing and/or Business, preferred.</li><li>
Knowledge: Experience with project-based Section 8, LIHTC, and other affordable housing programs and experience in Section 8 voucher submission, tax-credit.</li><li>
Certifications: LIHTC Certification, preferred</li><li>
Software Proficiency: Experience with RealPage OneSite or similar property management software.</li><li>
Computer Skills: Proficient in Microsoft Office (Word, Excel, Outlook).</li></ul>

MMS Group is seeking an experienced Groundskeeper for a 200-unit residential property located in Spring Valley, New York.
Hourly Rate: $16.32/HR
Key Responsibilities:<ul><li>
Cleaning: Daily cleaning of all common areas; dust, sweep, wet mop, vacuum, and empty garbage</li><li>
Reporting: Report all notable concerns, such as vandalism, missing light bulbs or fixtures, and missing smoke detectors or extinguishers in the common areas to the Maintenance Supervisor</li><li>
Trash removal: Daily removes and properly discards litter and debris from interior common areas and assists the remainder of the team with exterior grounds maintenance</li><li>
Additional Duties: Perform other duties as outlined in the job description.</li></ul>
