Responsible for physical maintenance, landscaping, and overall appearance of parks while modeling the organizational Purpose, Values, and Standards consistently.
ESSENTIAL FUNCTIONS
Duties/Responsibilities:<ul><li>
Perform all duties with respect to Company&rsquo;s Purpose, Values, Standards &amp; Core Competencies.</li><li>
Maintains tools and maintenance equipment in working order and keeps maintenance room in neat condition.</li><li>
Mows lawns, removes weeds and brushes, and does other yard work including snow, leaf, and debris removal.</li><li>
Opens clogged drains, fixes leaks, and performs other simple plumbing jobs.</li><li>
Install appliances, including but not limited to ovens, ranges, washers, dryers and dishwashers.</li><li>
Reads meters to collect utility usage information in coordination with the community leader.</li><li>
Does touch-up painting and repaints buildings, cabinets or rooms as required.</li><li>
Changes light bulbs, may replace fixtures, and does similar minor electrical tasks.</li><li>
Performs simple carpentry tasks, such as installing doors, repairing steps, fences, and rails.</li><li>
Clean homes to prepare for sale.</li><li>
Cleans laundry rooms and common areas such as bathrooms and clubhouses.</li><li>
Assists with loading or unloading trucks and moving furniture when needed</li><li>
Following all safety &amp; emergency procedures</li><li>
Communicating with management daily; Communicate any problems promptly and clearly and make recommendations to Development Leader towards solutions.</li><li>
Maintain a clean and safe working environment.</li><li>
Carries out all responsibilities in compliance with the organization&rsquo;s policies, procedures, and state, federal, and local laws.</li><li>
Other duties as assigned.</li></ul>
Requirements:

Required Skills/Abilities:<ul><li>
Able to work autonomously and safely with minimal supervision.</li><li>
Must be able to read simple instructions and follow simple diagrams.</li><li>
Must be able to perform simple tasks independently after being given specific instructions.</li><li>
Must have general knowledge and safe use of equipment used in the building trades.</li><li>
Professional communication skills</li><li>
Ability to respond to after hour emergencies.</li><li>
Communication - Convey information both orally and written in a timely and clear manner which promotes an accurate understanding on the part of your audience.</li><li>
Time Management - Managing one's own time and the time of others. A proven ability to meet deadlines and the ability to prioritize tasks and to delegate them when appropriate.</li><li>
Critical Thinking - Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.</li><li>
Judgment and Decision Making &ndash; Considers the relative costs and benefits of potential actions to choose the most appropriate one.</li><li>
Proficient with Microsoft Office Suite or related software.</li></ul>

EDUCATION and EXPERIENCE<ul><li>
High School Diploma or GED</li><li>
At least one-year property maintenance or related experience.</li><li>
Ability to respond to after hour emergencies.</li><li>
Ability to push, pull, lift 50 pounds.</li><li>
Basic computer knowledge</li><li>
Must have a driver's license and reliable transportation.</li><li>
Must be able to pass background and drug screening.</li></ul>
