As a Maintenance Technician at Morgan Properties, you will:

<li>Be responsible for trouble-shooting service issues including, but not limited to, HVAC, general appliance, carpentry, electrical and plumbing.</li>
<li>Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws</li>
<li>Respond promptly and efficiently to maintenance service tickets</li>
<li>Communicate clearly and professionally with residents and office staff regarding repairs and updates</li>

Compensation & Incentives

Service Technician

What you will be doing: 
Are you a hands-on problem solver with a passion for delivering top-notch service? We’re on the hunt for a hardworking, customer-focused Service Technician with prior apartment maintenance experience to help keep our communities running smoothly.
 
As a Service Technician at Morgan Properties, you will: 
<ul>
<li>Be responsible for trouble-shooting service issues including, but not limited to, HVAC, general appliance, carpentry, electrical and plumbing.</li>
<li>Ensure that both the inside and the exterior of the property meet both company standards and applicable laws.</li>
<li>Respond to maintenance tickets.</li>
<li>Follow-up with residents and the office staff on status of work</li>
<li>Work in an on-call rotation that will require night and weekend flexibility.</li>
</ul>
What we’ll expect from you:

POSITION SUMMARY
 As the Sales Specialist, your expertise is the linchpin in our leasing operations across diverse communities. Under the guidance of the Regional Sales Manager, you will spearhead the leasing initiatives, ensuring that every community you support is positioned for success by converting prospects to residents.
 
In this essential role, you are an executor, implementing leasing activities that effectively meet the distinct needs of each prospective resident and deliver quality applications to each community. You are the catalyst, providing both the prospective resident and the community operations team with the insights and support necessary to support successful leasing interactions. You are the guardian, maintaining the integrity of our sales processes. And you are the tactician, fine-tuning the sales approach to maximize prospective resident satisfaction and deliver an exceptional experience.
 
Most importantly, you are the builder of relationships, creating a foundation of trust and commitment that prioritizes the happiness of our prospects and the growth of our communities. Your collaboration with the community operations team is paramount in delivering our business goals.
 
ESSENTIAL DUTIES
 
Sales Execution and Customer Experience: 
<ul>
<li>Gain comprehensive knowledge of properties and markets to effectively address all prospect inquiries while ensuring Fair Housing compliance.</li>
<li>Identify prospect needs to provide customized leasing solutions and develop virtual leasing materials and tours.</li>
<li>Maintain high levels of customer satisfaction by creating a welcoming and supportive experience. Promptly addressing and resolving objections, issues, and concerns.</li>
<li>Consistently guide prospects through the leasing process to secure commitments.</li>
</ul>
Collaboration and Communication: 
<ul>
<li>Build and maintain relationships with operations teams to ensure a seamless transition of prospective residents to applicants.</li>
</ul>
Sales Performance Analysis: 
<ul>
<li>Track and report on personal sales metrics to measure the effectiveness of sales activities.</li>
<li>Provide insights and data-driven recommendations to the Regional Sales Manager for continuous improvement.</li>
</ul>

QUALIFICATIONS
 
Education & Experience: 
<ul>
<li>Three+ years of related experience or transferable skills.</li>
<li>Experience in sales with a proven record of achieving or exceeding sales targets.</li>
<li>Excellent communication, interpersonal, and problem-solving skills.</li>
</ul>
Certificates, Licenses, Registrations: 
<ul>
<li>A valid driver’s license.</li>
</ul>
Tools & Systems: 
<ul>
<li>Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).</li>
<li>Proficiency in CRM software and sales performance tools.</li>

We are seeking a Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of communities and that they meet both company standards and applicable laws.
 
As a Service Manager, you will be expected to: 
Interview, hire and train new team members.
 
Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
 
Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
 
Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
 
Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies;
 
Partner with office staff to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
 
Manage and organize inventory of all maintenance materials.
 
Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
 
Regularly inspect community buildings, including vacant units.
 
Planning, assigning, and directing the maintenance team.
