Service Manager - Multifamily Maintenance | Claymont/Wilmington, DE
 
We are seeking a hands-on, experienced Service Manager with a “Whatever It Takes” approach to lead maintenance operations across our Wood Acres (178 units) and Longview (90 units) communities. In this full-time role, you will ensure the physical integrity of both properties meets company standards and all applicable laws while driving team performance and delivering a high level of customer service.
 
As a Service Manager, you will be expected to: 
<ul>
<li>Lead daily maintenance operations including across both communities</li>
<li>Develop and execute an organized production schedule and preventive maintenance plan</li>
<li>Supervise and support a team of 2 Maintenance Technicians, providing direction, training, and ongoing development</li>
<li>Troubleshoot and resolve technical issues across HVAC systems, plumbing, carpentry, appliances, and general maintenance</li>
<li>Provide hands-on support with repairs, including plumbing, carpentry, and washer/dryer-related work orders</li>
<li>Coordinate contractors and vendors, ensuring timely completion and quality service delivery</li>
<li>Manage and maintain inventory of maintenance materials, tools, and supplies while ordering efficiently</li>
<li>Partner with office staff to ensure timely follow-up and exceptional resident service</li>
<li>Conduct regular inspections of buildings, grounds, and vacant units</li>
<li>Assist with snow removal preparation and response, including working with snowplow vendors</li>
<li>Ensure emergency preparedness and personally respond to urgent site needs when required</li>
<li>Plan, assign, and direct maintenance activities while maintaining strong communication and time management</li>
</ul>
Compensation & Incentives: 
<ul>
<li>Pay Range: $31.00 – $34.00 per hour</li>
<li>Up to 50% Rent Discount</li>
<li>Property Staff Shared Renewal Commissions</li>
<li>Morgan Essentials: $300 quarterly</li>
<li>On-Call Appreciation: $15/day for holding the on-call phone</li>

Hours & Schedule: 
<ul>
<li>Monday – Friday: 8:00 AM – 4:30 PM</li>
<li>Paid rotating on-call participation required</li>

<li>Schedule subject to change based on business needs</li>
</ul>
What we’ll expect from you: 
<ul>
<li>2+ years of maintenance leadership or management experience</li>
<li>4+ years of maintenance experience or transferable technical background</li>
<li>Strong, well-rounded maintenance skillset across HVAC, plumbing, carpentry, and appliances</li>
<li>HVAC certification required; boiler experience preferred</li>
<li>Proven ability to manage work orders, scheduling, inventory, and vendor coordination</li>
<li>Strong communication, leadership, and organizational skills</li>
<li>High level of customer service and responsiveness</li>
<li>Experience using smartphone apps, Microsoft Teams, and email systems</li>
<li>Active and valid driver’s license and personal vehicle</li>
<li>Ability to work in a fast-paced environment and support emergency and on-call needs</li>

What You’ll Do: 
Resident Engagement & Customer Service
 <ul>
<li>Be the friendly face and main point of contact for residents and visitors.</li>
<li>Respond to resident needs with empathy and professionalism.</li>
<li>Conduct community tours—walk-ins and those scheduled by our Regional Sales Team.</li>
<li>Support move-ins and move-outs, creating a seamless experience.</li>
<li>Escalate resident concerns as needed to leadership.</li>
</ul>
Community Operations
 <ul>
<li>Inspect homes before move-in to ensure quality.</li>
<li>Walk the property and flag any maintenance or curb appeal issues.</li>
<li>Assist in planning and executing resident events.</li>
<li>Help ensure safety standards and community policies are followed.</li>
</ul>
Administrative Support
 <ul>
<li>Keep resident records accurate and up to date.</li>
<li>Assist in preparing community reports.</li>
<li>Support day-to-day admin tasks as assigned.</li>
</ul>
What You Bring: 
<ul>
<li>2+ years of experience in customer service or a related field.</li>
<li>Excellent communication and interpersonal skills.</li>
<li>Ability to problem-solve and stay organized in a fast-paced environment.</li>
<li>A valid driver’s license and the willingness to drive between communities if needed.</li>
