 Job Brief:
 
 
 
 The Senior Financial Analyst will play a pivotal role in supporting NHC&rsquo;s Real Estate Finance team by delivering high-quality financial analysis, modeling, and reporting for large-scale real estate developments. The role focuses on feasibility studies, investment appraisal, and financial performance monitoring across residential, commercial, mixed-use, hospitality, and infrastructure projects.
 
 
 
 Key Responsibilities:
 
 
 <ul>
 <li>
 Develop and maintain comprehensive financial models for large-scale real estate projects using Estate Master, Argus, or similar software.
 </li>
 <li>
 Perform feasibility studies, including sensitivity analysis, cash flow projections, NPV, IRR, ROI, and other real estate financial metrics.
 </li>
 <li>
 Support investment decisions through cost and revenue benchmarking and detailed financial analysis.
 </li>
 <li>
 Draft, review, and update regular financial reports, KPIs, and dashboards (Power BI or similar tools).
 </li>
 <li>
 Monitor risk, funding, and investment performance, including PPP and other funding models.
 </li>
 <li>
 Collaborate with project and departmental teams, contributing to strategy, planning, and problem-solving.
 </li>
 <li>
 Develop and update cost models for operating assets and advise on financial implications.

 Ensure accuracy and consistency in financial data, models, and reporting.

 Qualifications:

 Bachelor&rsquo;s degree in Finance, Economics, Engineering, or Real Estate.

 <li>
 MSc in Real Estate or MBA with finance specialization is a plus.
 </li>
 <li>
 PMP or similar certification, Mostadam certification for communities/buildings is a plus.

 Experience:

 Operational Planning:

 FUNCTION ACCOUNTABILITY
 
 
 1 Work collaboratively with all stakeholders to develop strategic category plans for the indirect category in alignment with sourcing and negotiation strategies and short/long term category roadmaps
 
 
 2 Responsible for Material Prices Stability for Housing
 
 
 3 Serve as the Procurement lead for all indirect category stakeholders and guide them on strategic sourcing and operational procurement processes while proactively seeking ways to reduce costs and improve efficiencies
 
 
 4 Maintain knowledge of current category trends, supplier capabilities and changes within the supplier and technology landscape for traditional and emerging solutions
 
 
 5 Facilitate stakeholders through developing requirements, evaluating suppliers and supplier selection
 
 
 6 Develop negotiation plans aligned with stakeholder desired outcomes using key contracting principles, standard terms, laws/regulations and industry standards
 
 
 7 Organize data sets and develop meaningful analysis of spend, cost and performance metrics; then present business cases to influence decision-makers in selecting the right supplier
 
 
 8 Manage compliance during all phases of the contracting process; ensure all third-party risk management checks are complete prior to contract signature
 
 
 9 Establish and maintain relationships with key indirect category suppliers
 
 
 10 Negotiate contract terms with suppliers to ensure value for money, quality standards, and delivery terms
 
 
 11 Develop and facilitate business reviews with stakeholders to review supplier performance, future opportunities and/or challenges
 
 
 12 Participate in cross-functional meetings to decide on the terms and conditions for new suppliers
 
 
 13 Guide stakeholders on preferred suppliers; develop the supplier management strategy to reduce and consolidate all suppliers
 
 
 14 Manage the vendor portfolio in coordination with Vendor Management teams for the indirect category
 
 
 15 Address supplier / vendor issues to ensure the highest level of service delivery (e.g., delivery dates, capacities, exchange rates / prices for materials).
 
 
 16 Drive realization of savings, bundling of demand (analyzing central demand structure), and category-specific objectives
 
 
 17 Provide know-how about products, markets and vendors (in collaboration with vendor management) inside the category to the procurement team and support scouting for innovations
 
 
 18 Provide market and supplier information to the procurement sector and other business functions in collaboration with Vendor Management for the indirect category
 
 
 19 Monitor supplier market for the indirect category in collaboration with Vendor Management
 
 
 20 Consolidate and evaluate of supply risk the indirect category, and set up mitigating actions if needed and report
