This role is instrumental in bringing that purpose and those values to life throughout the project lifecycle, leveraging systematic approaches to collaboration and problem solving.Primary Function:The Project Developer leads the preconstruction team through the design and development of our residential remodeling projects, ensuring they align with our core purpose of &quot;bettering the places where people live.&quot; This role owns the project details, budget, and schedule, while fostering seamless collaboration.This is an in-person in office position with occasional site visits.Responsibilities:<ul><li>Develop comprehensive scopes of work, budgets, and specifications for each project, including detailed preconstruction plans and accurate cost estimates.</li><li>Create and manage preconstruction and production schedules.</li><li>Coordinate the development and review of Design, Architecture and Engineering.</li><li>Request, qualify and award work to trade partners and vendors.</li><li>Ensure the accuracy of all shared and collected project information.</li><li>Build strong relationships with clients, trade partners, vendors, and team members through professionalism and integrity.</li><li>Ensure all work is completed with accuracy and high-quality craftsmanship.</li><li>Assemble and maintain all required project documentation, including preconstruction documents.</li><li>Compile, review, and approve job costing data.</li><li>Identify and mitigate project risks while maximizing opportunities.</li></ul>Qualifications:<ul><li>Minimum of 5 years of experience in residential construction, with a strong understanding of project management and the preconstruction process, including estimating and planning.</li><li>Strong work ethic and meticulous attention to detail, especially in cost estimation and project planning.</li><li>Professional appearance and demeanor.</li><li>Experience in collaborative team environments.</li></ul>Knowledge:<ul><li>Thorough understanding of residential construction materials and methods.</li><li>Proven ability to read and interpret blueprints and technical specifications.</li><li>Proficiency in developing project schedules, including preconstruction timelines.</li><li>Knowledge of industry standards, best practices, and local building codes.</li><li>Understanding of business ethics and construction accounting principles.</li></ul>Skills:<ul><li>Effective written and oral communication skills.</li><li>Ability to manage multiple projects in different phases.</li><li>Skill in facilitating collaboration within project teams.</li><li>Ability to independently conduct site visits and perform material takeoffs.</li><li>Demonstrated proficiency in generating accurate project estimates.</li><li>Experience in subcontractor communication and bid solicitation.</li><li>Proactive problem-solving skills.</li><li>Adaptability to changing project needs.</li><li>Proficiency in construction estimating software and project management tools.</li></ul>Job Type: Full-timePay: $90,000.00 - $120,000.00 per yearBenefits:<ul><li>401(k) matching</li><li>Dental insurance</li><li>Health insurance</li><li>Paid time off</li><li>Vision insurance</li></ul>Ability to Commute:<ul><li>Mukilteo, WA 98275 (Required)</li></ul>Work Location: In person
