<div><p>The Project Manager plays a key role in managing projects across the Bay Area, overseeing project schedules, ensuring quality control, and facilitating communication among key stakeholders, including owners, architects, subcontractors, and vendors. Strong estimating skills are essential, as the ideal candidate will be involved in budgeting and cost analysis. Additionally, the candidate should have a solid understanding of building trades, methods, and materials, with a particular emphasis on Mechanical, Electrical, and Plumbing (MEP) systems.</p>
<p>Reporting to the Project Executive and NOVO ownership, the Project Manager will supervise project teams, including the Superintendents, Project Engineers, and Project Administrators</p>
<p>At NOVO, you will have the opportunity to work on 2-4 projects in a year, each lasting about 12-18 weeks, gaining exposure to various clients, architects, and subcontractor trades.</p>

<b>DUTIES AND RESPONSIBILITIES
</b><br>

<b>Pre-construction</b><br>
<ul><li>Attend and coordinate project job walks</li><li>Prepare Request for Proposals</li><li>Analyze subcontractor proposals and generate Bid Tabulations</li><li>Produce quantity take-offs for multiple disciplines</li><li>Contribute constructability reviews as member of the extended Design Team</li><li>Actively participate in the General Contractor proposal and interview process</li></ul></div>
<div><b>Safety</b><br>
<ul><li>Conduct daily project walks with Superintendent</li><li>Work with Safety Director to establish Site Specific Safety Plans</li><li>Coordinate and review Job Hazard Analysis and High Risk activities with Safety Director and entire construction team</li><li>Complies, understands, and supports corporate safety initiatives to ensure a safe work environment.</li></ul></div>
<div><b>Contract Administration</b><br>
<ul><li>Draft Owner/Client contracts and Subcontract agreements for review by SPM or PX</li><li>Function as main point of contact with Subcontractor&rsquo;s field and office personnel</li><li>Review and prepare owner billings on a monthly basis</li></ul></div>
<div><b>Cost Control</b><br>
<ul><li>Identify, track and manage scope and change orders both Owner/Client and Subcontractor</li><li>Prepare and present Owner/Client change orders in a timely and complete manner</li><li>Route and approve subcontractor and material invoices</li><li>Prepare Owner/Client and internal project updates on a monthly basis</li><li>Execute Owner/Client and subcontractor financial close-out</li></ul></div>
<div><b>Document Control</b><br>
<ul><li>Develop, track and manage RFI, Submittal and Change Order Logs</li><li>Generate action item lists and follow-through to completion</li><li>Coordinate and update Master Drawing Set and logs</li><li>Distribute project drawings, addenda, design changes, RFIs, submittals and documentation to extended team</li><li>Monitor and log 3rd party testing, project access and logistics plans</li></ul></div>
<div><b>Scheduling</b><br>
<ul><li>Prepare, monitor and update Master Schedule</li><li>Work with Project Superintendent to identify project progress to date</li><li>Identify potential project impacts and proposed solutions</li><li>Prepare 3-wk Rolling Schedules</li></ul></div>
<div><b>Meetings</b><br>
<ul><li>Conduct weekly Subcontractor Meeting with Project Superintendent</li><li>Attend and contribute in weekly Owner, Architect and Contractor meetings</li><li>Present RFI, Submittal and Change Order Logs</li><li>Prepare and distribute meeting minutes and project documents to extended team</li></ul></div>
<div><b>Technical Ability</b><br>
<ul><li>Utilize engineering or construction management background to identify field issues and suggest potential alternates</li><li>Review subcontractor and vendor drawings and submittals for adherence to plans and specifications</li><li>Conduct coordination meetings with Architects, Engineers and multiple subcontractor trades</li><li>Interface with Architect and Engineers to efficiently resolve technical issues and convey information to field and entire team</li><li>Working knowledge of Current Good Manufacturing Practices (cGMP), Good Laboratory Practices (GLP), advanced technology facilities, strong M/E/P/F background and best industry practice for design and construction is beneficial</li></ul></div>
<div><b>Management</b><br>
<ul><li>Manages, motivates, teaches, and mentors direct reports</li><li>Coordinates with Estimators to establish budget</li><li>Coordinates efforts with Estimators, Owners, and Project Managers to manage resources to meet project schedule</li><li>Manages in bid review and bid closing to ensure accuracy of bid and evaluate project feasibility; work with estimating team to develop bid schedule</li><li>Coordinates with Owner, Project Managers and Project Team to develop comprehensive plan for project start up and successful kick-off</li><li>Provides environment where dynamic project communication occurs between Project Engineers, Superintendents and Administrators to ensure work is accomplished in an efficient, profitable, and safe manner</li><li>Establishes and maintain working relationships with Owners, Architects, Construction Managers, Landlords, Facility Managers, End Users, etc., providing customer service to develop long-term partnerships with client base</li><li>Ensures accurate construction reports for the job allowing for continuous improvement in performance</li><li>Manages flow of critical information to all team members in a timely manner</li><li>Develops strategies, supervises and problem solves with project team to deliver projects on time and within budget</li><li>Provides guidance for effective planning, design, contract and resource development</li><li>Manages pre-construction with client in order to achieve construction budget</li><li>Advises on Value Engineering opportunities for potential cost savings.</li><li>Leads Construction Management process by providing opportunities to anticipate potential problems, facilitate innovative approaches, nurture relationships and create a positive work environment</li></ul></div>
<div><b>Skills and Qualifications</b><br>
<ul><li>Bachelor&rsquo;s Degree in Construction Management, Civil Engineering, or construction affiliated fields and degrees</li><li>Must possess a possess a minimum of 5 years of commercial construction experience</li><li>Flexible with ability to manage multiple tasks/projects concurrently</li><li>Resourceful, with respect to problem identification and resolution</li><li>Strong verbal and written communication skills</li><li>Able to operate in a fast-paced working environment with minimal direction from Senior Management</li><li>Able to create and support team morale</li><li>LEED AP preferred</li><li>Proficient in Microsoft Office Suite (or similar project management software, Scheduling software (MS Project and/or Primavera), accounting systems and software, and estimating software</li></ul>
