Senior Director, Construction<div></div><div>
Pay Details:</div>
The annual base salary range for this position in California is $200,000 to $300,000 per year. The starting pay for the successful candidate depends on various job-related factors, including but not limited to the candidate&rsquo;s geographic location, job-related knowledge, skills, experience, education/training, internal value, peer equity, external market demands, and organizational considerations.<div></div><div>
The Senior Director of Construction works directly with the Real Estate Development team and other senior management. This role directs, oversees, and manages large commercial and multi-family projects according to the company's established policies and objectives.</div><div></div><div>
Responsibilities</div><ul><li><div>
Manage and assist in the overall portfolio of new construction projects within the OCVIBE entertainment district</div></li><li><div>
During the design and pre-construction phases of projects, partner with colleagues in Design, Asset Management, Programming, Operations, and Development through the design process, providing in-depth and ongoing input on constructability</div></li><li><div>
Understand and implement site quality control and adherence to plans and specifications to effectively deliver construction projects</div></li><li><div>
Negotiate with construction contractors, ensure bid documents are complete, and review contracts to encompass complete scope coverage</div></li><li><div>
Assist with developing project budgets and preparing project budget reports</div></li><li><div>
Responsible for financial control/reporting on construction projects</div></li><li><div>
Formulate and recommend the budgetary and operational objectives of the design and development team and monitor results according to these objectives</div></li><li><div>
Meet with the Executive Team to inform company executives of activities, results, and developments that could have an impact on corporate objectives and the activities of other departments</div></li><li><div>
Ensure the coordination with Development on the approval of architectural and engineering construction drawings for budget, schedule, and constructability</div></li><li><div>
Oversee and direct the work of key General Contractors, sub-contractors, construction-associated consultants, and vendors to ensure conformance with contracts.</div></li><li><div>
Enforce contractor and subcontractor compliance with building and safety codes</div></li><li><div>
Ensure that procurement of materials, supplies, and equipment meets project needs</div></li><li><div>
Work closely with the Contractor to ensure the timely purchase and scheduling of all long lead items</div></li><li><div>
Track hard and soft cost expenditures against project budgets and contracts and ensure all tasks are completed within budget and schedule</div></li><li><div>
Review and evaluate change orders and claims</div></li><li><div>
Provide leadership, direction, and advice to ensure efficient delivery of services and completion of projects</div></li></ul><div></div><div>
Qualifications</div><ul><li><div>
10+ years of experience in real estate development/construction is required to manage a complex portfolio of commercial, office, retail, residential, or mixed-use projects</div></li><li><div>
A degree in Architecture, Engineering, or Construction Management preferred</div></li><li><div>
Successful track record of collaboration with design teams and project management and property operations/leasing</div></li><li><div>
Thorough knowledge of all base building systems and demonstrated understanding and ability with project controls, project management, construction documentation, and sequencing</div></li><li><div>
Working knowledge of construction costs, alternate materials/methods, value-engineering techniques, Building/Occupancy laws, and lease requirements</div></li><li><div>
Exhibit good listening, negotiation, and problem-solving skills</div></li><li><div>
Strong technical and management background</div></li><li><div>
Strong leadership abilities; able to motivate and direct employees</div></li><li><div>
Strong organizational skills</div></li><li><div>
Excellent time management, documentation, communication, organization, and personal effectiveness skills, as well as good computer skills, including proficiency with Microsoft Office (including Word, Excel, and Project) and project management tools</div></li><li><div>
Good negotiating skills</div></li><li><div>
Outstanding internal and external customer service skills</div></li><li><div>
Able to oversee confidential information with discretion and trustworthiness</div></li><li><div>
