Job Summary
The Self Storage Facility Manager is responsible for overseeing the day-to-day operations of the storage facility, including leasing units, providing exceptional customer service, managing facility maintenance, and ensuring the property remains clean, secure, and well-maintained. This role requires a hands-on, customer-focused individual who can balance sales performance with operational excellence.

Self Storage Facility Manager Responsibilities
Sales &amp; Customer Service:<ul><li>
Rent storage units to customers using effective sales strategies based on customer needs.</li><li>
Provide exceptional customer service to both new and existing customers, building strong rapport and maintaining professional communication.</li><li>
Respond to customer inquiries and resolve complaints in a courteous and timely manner.</li><li>
Meet or exceed sales goals for insurance, merchandise, and unit rentals.</li><li>
Prepare auction units in accordance with company procedures and lien laws when necessary.</li><li>
Perform opening and closing duties in accordance with company policies and procedures.</li></ul>
Financial Transactions &amp; Reporting:<ul><li>
Accept payments and process transactions accurately.</li><li>
Complete daily bank deposits and maintain proper documentation.</li><li>
Follow all company protocols related to cash handling and recordkeeping.</li></ul>
Property &amp; Unit Maintenance:<ul><li>
Conduct daily property walks, perform lock checks, and ensure all units are clean and operational.</li><li>
Keep the office, property, and vacant units clean and organized at all times.</li><li>
Perform general maintenance, including:</li><li>
Plumbing: Repairing leaks, unclogging drains, and installing fixtures.</li><li>
Electrical: Troubleshooting wiring, replacing outlets, and installing light fixtures.</li><li>
Carpentry: Repairing doors, windows, and minor structural elements.</li><li>
HVAC: Basic knowledge of heating and air systems for minor fixes or coordination with vendors.</li><li>
Handle groundskeeping duties such as mowing, trimming, planting, and snow removal during winter months.</li></ul>
Operational Oversight:<ul><li>
Ensure the facility is secure, well-maintained, and compliant with company standards.</li><li>
Monitor equipment and property conditions, report larger repair needs, and follow up as needed.</li><li>
Perform other general office and maintenance duties as assigned to support operations.</li></ul>
Regulatory Compliance:<ul><li>
Adhere to all company policies and procedures, as well as applicable local and state regulations.</li><li>
Maintain accurate and up-to-date records related to unit rentals, maintenance activities, and customer interactions.</li></ul>

Self Storage Facility Manager Qualifications<ul><li>
Willingness to work respectfully with people of diverse backgrounds</li><li>
2-3 years of managerial experience</li><li>
Basic computer skills and proficiency in Microsoft Word &amp; Excel</li><li>
Strong written and verbal communication</li><li>
Professional presentation</li><li>
Must have a flexible schedule with weekend availability</li><li>
Ability to solve problems involving: residents, personnel, finances, equipment/ maintenance issues, emergency situations, etc.</li><li>
Willing to learn and a drive to improve community/asset</li><li>
General maintenance skills required; general plumbing, electrical, carpentry &amp; HVAC knowledge</li><li>
Ability to lift to 50 pounds is required</li><li>
Valid driver's license and clean background required in order to complete daily bank deposits</li></ul>
