We operate in select markets across the United States and are committed to providing best-in-class property management, exceptional customer service, and a thriving living experience for our residents.Job Summary:The Service Technician reports directly to the Service Supervisor and plays a crucial role in ensuring the quality and integrity of our apartment homes. This multifaceted role will offer you the opportunity to utilize diverse maintenance skills across carpentry, plumbing, electrical, HVAC, and more. Additionally, it requires strong attention to detail, problem-solving skills, and a commitment to delivering exceptional customer service.Essential Responsibilities:Perform routine interior and exterior community maintenance as scheduled &amp; requested, including but not limited to the following:<ul><li>Carpentry repairs (example: installation &amp; repair of door trim, moldings, cabinet alignment, door repair/installation, etc.)</li><li>Drywall repairs</li><li>Locksmithing (example: lockset replacement, key copies, mailbox lock change, etc.)</li><li>Plumbing &amp; HVAC (EPA required repairs. Example: changing wax seals, snaking drains, installing/repairing plumbing fixtures, line set change, leak detection, HVAC diagnostic [inside &amp; outside units], water heater repairs [electric &amp; gas], etc.)</li><li>Electrical repairs (example: repair/replacement of light fixtures, troubleshooting electrical failures, repair/replacement electrical breakers, appliance repairs, etc.)</li><li>Pool Maintenance (CPO required) general upkeep of community pool(s), ensuring chemicals are level, proper signage is displayed, proper annual inspections are successfully passed, and logs are kept up to date.</li><li>Responds timely to on-call emergency service requests during the assigned rotation.</li><li>Ensure vacant units are made ready within 5-7 business days.</li><li>Report equipment malfunctions and hazardous conditions to the Maintenance Supervisor.</li><li>Maintain resident privacy by receiving proper authorization prior to entering apartments.</li><li>Collaborate with vendors as instructed in areas such as landscaping, painting, asphalt, etc.</li><li>Follow all safety/OSHA Requirements.</li><li>Daily inspection of grounds ensuring they are free of trash.</li><li>Maintain a clean, organized maintenance shop ensuring all maintenance items are kept in a safe area to prevent injuries.</li><li>Complies with all Parktown Living standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.</li><li>Inventory stocked items, replenishing when needed.</li></ul>&middot; Perform additional duties as assigned or necessary.Physical Demands:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The Service Supervisor is responsible for performing and overseeing the day-to-day maintenance operations, ensuring that the overall physical aspects of the property meet the company&rsquo;s standards and any applicable laws. This position is also responsible for quality control, purchasing and supply management, budgeting, risk management, and personnel administration.Essential Responsibilities:Perform routine interior and exterior community maintenance as scheduled &amp; requested, including but not limited to the following:<ul><li>Schedules, monitors and/or performs preventative maintenance at assigned properties.</li><li>Coordinates the day-to-day operations of the properties.</li><li>Assists Business Manager with interviewing and hiring maintenance staff.</li><li>Directs and supervises daily activities of the service team, such as planning and preparing work schedules, assigning tasks, delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy, and appraising work performance.</li><li>Train and coach all service team members.</li><li>Consults with Management to determine and implement associate performance actions, which includes raises, promotions, discipline, terminations, etc.</li><li>Performs and oversees maintenance functions.</li><li>Participates in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.</li><li>Manages and responds to resident maintenance issues and repairs by responding promptly and professionally.</li><li>Inspects apartments before and after move-in and move-outs.</li><li>Performs property inspections on a regular basis to maintain cleanliness and identify possible safety concerns.</li><li>Responds to on-call services during the assigned rotation, emergency maintenance work, or as needed due to staffing shortages.</li><li>Manages vendor selection and vendor relations to ensure quality performance.</li><li>Obtains bids from outside contractors and oversees contractor work for completeness.</li><li>Prepares, executes, and monitors maintenance budget and ensures expense control.</li><li>Purchase maintenance supplies for the property while staying within the planned budget.</li><li>Communicates daily with Business Manager regarding the overall maintenance function at the property.</li><li>Ensures excellent customer service to prospective and current residents and promotes a quality living experience for all residents.</li><li>Promote and participate in Company-sponsored training programs and ensure service team members participate in all training classes within required time frame.</li><li>Inventory stocked items, replenishing when needed.</li><li>Responsible for snow removal, if applicable, according to Company policy.</li><li>Accurately maintain key control system in accordance with Company procedure.</li><li>Complies with all Parktown Living standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.</li></ul>&middot; Perform additional duties as assigned or necessary.Physical Demands:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
