<ul><li>Sales or leasing experience (1+ year required)</li><li>
Demonstrated success achieving sales, leasing, or conversion targets</li><li>
Experience using CRM systems such as Yardi, Entrata, RealPage, or similar</li><li>
Strong follow-up discipline with evidence of multi-touch outreach (calls, emails, texts)

Ability to work weekends and peak leasing hours</li></ul>

Part-Time Leasing Consultant

<div>The Maintenance Technician will be responsible for performing a variety of maintenance tasks necessary to maintain and enhance the value of an assigned apartment community. This pinnacle role is foundational to the community&rsquo;s success; the ideal candidate is a resident-focused team player with a strong technical aptitude who take pride in the work they perform.
What You&rsquo;ll Do:<ul><li>
Ensure all service requests and repairs are completed thoroughly and in a timely manner</li><li>
Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels</li><li>
Maintain excellent customer service standards</li><li>
Comply with all personnel management policies and procedures and maintain an organized, clean and safe work area.</li><li>
Maintain preventative maintenance schedule</li><li>
Communicate effectively with residents, fellow employees, vendors and supervisors</li><li>
Work with Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program</li></ul><ul><li>
Assist the Maintenance Supervisor with maintaining a hazard communications program</li><li>
Inspect grounds, buildings, and other community features as required to minimize liability concerns</li><li>
Ensure adherence to the company's safety and hazard communications programs, policies and procedures</li><li>
Work with Maintenance Supervisor to ensure that physical condition of the community is maintained according to company operating and safety standards</li><li>
Work with maintenance team to ensure excellent curb appeal at all times</li><li>
Assist residents with the move-in/move-out process as needed</li><li>
Assist with the scheduling and performance of all maintenance/repair-related turn events</li><li>
Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals</li><li>
Address complaints and resolve issues in a timely and professional fashion</li><li>
Maintain accurate records and contribute to the general upkeep and cleaning of office, common areas and model</li><li>
Assist in the daily cleanup of the exterior of the property including grounds, breezeways, and all common areas</li><li>
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs</li><li>
Participate in on-call rotation for emergency service</li><li>
Perform additional tasks and responsibilities as required</li></ul>
What You&rsquo;ll Need:
<ul><li>High school diploma or equivalent required
</li><li>At least one year maintenance experience, preferably in the apartment industry</li><li>
EPA certification Type I and II preferred
</li><li>Must live within 30 miles of the assigned property
</li><li>Must have reliable transportation and be able to accommodate a rotating on-call schedule as required</li><li>
Ability to work a varied schedule including weekends and holidays as required</li><li>
Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances and all other systems at community.
</li><li>Other licenses and certifications as required by local, state or federal law</li></ul>
Additional Qualifications:
<ul><li>Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
</li><li>All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents</li></ul>

Maintenance Technician

<div>The Groundskeeper is a pinnacle onsite role responsible for maintaining the community grounds and common areas to ensure excellent curb appeal for our residents.
What You&rsquo;ll Do:<ul><li>
Maintain an excellent customer service relationship by adhering to the Peak standards
</li><li>Work with maintenance team to ensure excellent curb appeal at all times
</li><li>Inspect exterior grounds and buildings, including breezeways daily
</li><li>Pick up trash on grounds
</li><li>Run trash compactor daily, including weekends as scheduled
</li><li>Clean mailbox area daily
</li><li>Water flowers, plants and shrubs as needed
</li><li>Perform swimming pool maintenance/cleaning as needed
</li><li>Maintain accurate swimming pool chemical records, according to state and local requirements
</li><li>Pick up trash, straighten and wipe down furniture in pool area
</li><li>Assist in the daily upkeep and cleanliness of office, clubhouse and amenity areas
</li><li>Responsible for maximizing curb appeal
</li><li>Check and replace light bulbs as needed
</li><li>Maintain painting of curbs and speed bumps
</li><li>Sweep, blow and or pressure wash breeze ways, parking lots and common areas
</li><li>Keep storm drains free of debris
</li><li>Deliver and/or post correspondence, newsletters and flyers
</li><li>Assist in the performance of turn events
</li><li>Trash out vacant units
</li><li>Address complaints and resolve issues in a timely, professional fashion

</li><li>Previous grounds, janitorial and/or maintenance experience preferred
</li><li>Position requires employee to be able to use general cleaning equipment and tools included but not limited to hand tools, paint equipment, ladders, cleaning chemicals, vacuums, blowers and hoses</li></ul>
Physical Activities:
<ul><li>The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.</li><li>
The person in this position will need to be able to travel around town, market on campus and stand for long periods of time.
</li><li>Constantly operates a computer and other office productivity machinery (i.e., a calculator, copy machine, and computer printer)</li><li>
The person in this position frequency communicates with students who have inquiries about their rent or leasing agreement. Must be able to exchange accurate information in these situations.</li><li>

Groundskeeper Part-Time

<div>As a Part-Time Leasing Consultant, you will provide a positive community experience to residents and effectively market and lease apartments to prospects, while building and developing a professional foundation to launch your career.
What You&rsquo;ll Do:
Maintain a positive customer service relationship and provide a sense of community where people want to live.<ul><li>
Assist with planning and hosting of resident events</li><li>
Participate in future hiring and training of new associates</li><li>
Write up and file service requests from residents upon receipt</li><li>
Contribute to the general upkeep and cleaning of office, common areas and model</li><li>
Assist residents with the move-in and move-out processes</li><li>
Assist in the performance of the turn process</li></ul>
Effectively market and lease apartments, selling the product and services of the property to prospects.<ul><li>
Greet prospective residents and show model, market ready units and common areas</li><li>
Assist prospective residents with completion of online application</li><li>
Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the training materials</li><li>
Contribute to optimizing occupancy while maximizing leased rent</li><li>
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages</li><li>
Maintain thorough product knowledge of the property and competition</li></ul>
Perform various administrative tasks, including but not limited to:<ul><li>
Assist with market surveys, as needed</li><li>
Collect deposit and/or fees associated with move-in</li><li>
Accurately prepare and have a thorough knowledge of all lease-related paperwork</li><li>
Maintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessary</li><li>
Inspect units on a quarterly basis as well as prior to move-in</li><li>
Audit all lease and renewal files for key controls and bonus submission to the Property Manager</li><li>
Perform other tasks and duties, as assigned by Property Manager</li></ul>
