POSITION SUMMARY: 
As a Project Manager I, you are responsible for contributing to the overall safety, direction, completion, and financial outcome of construction projects from initial budget through project closeout.

In this role you are expected to work with individuals in all levels of Project Management and Field Supervision to establish operational priorities and ensure a quality project. Project Managers are expected to maintain positive and effective working relationships with both internal and external members of the Project Team and support departments.
 
MAJOR RESPONSIBILITIES: 
Project Management
 <ul>
<li>Ensure customer satisfaction by identifying and exceeding client objectives and needs</li>
<li>Estimate, value engineer, and develop project budgets</li>
<li>Facilitate the subcontractor bid process to include processing, distribution, and tracking of all project bidding documentation</li>
<li>Utilize software programs and templates to process, distribute, and track all project documentation</li>
<li>Negotiate subcontractor and material buyout; develop and negotiate subcontracts</li>
<li>Plan and schedule projects</li>
<li>Manage jobs in progress including subcontractor coordination, conflict resolution, documentation, and ensuring quality and safety on every job</li>
<li>Manage project costs through the ongoing evaluation of labor, material, and equipment; continue to forecast and analyze construction costs, exposures, and profits through project completion</li>
<li>Perform project closeout</li>
<li>Capable of managing single projects in the $5 Million to $20 Million range or multiple small projects in various stages of construction</li>
<li>Responsible for developing project safety plan, safety budget and safety scope of work</li>
<li>Build a master schedule including preconstruction and construction phases and manage subcontractor schedules</li>
<li>Understand, negotiate and purchase complete scope of work</li>
<li>Align subcontractor agreement terms with owner contract terms</li>
<li>Maintain relationships with owners/architects/ developers</li>
<li>Develop and lead a job start meeting</li>
<li>Generate cost to complete reports</li>
<li>Lead quality walks, develop a Project Specific Quality Plan and scope of work</li>
<li>Coordinate with Field Supervision to ensure smooth project execution</li>
</ul>
Leadership
 <ul>
<li>Provide leadership through building relationships, motivating others, providing clear direction, and cooperative teamwork</li>
<li>Communicate effectively; both in writing and in conversation</li>
<li>Provide training and serve as a mentor to less experienced team members</li>
</ul>
Business Development
 <ul>
<li>Interact with clients and potential clients to identify and pursue potential work</li>
<li>Participate in client presentations and project interviews</li>
</ul>
POSITION REQUIREMENTS: 
<ul>
<li>B.S. in Construction, Engineering, or related technical area is preferred</li>
<li>7+ years' experience</li>
<li>Ability to build and maintain strong working relationships</li>
<li>Healthcare, K-12 and Higher Education construction experience is a plus</li>
<li>A collaborative approach to leading successful projects</li>
<li>Self motivated with the ability to work independently and as part of a team</li>
<li>Customer focused</li>

Project Manager I

RESPONSIBILITIES: 
In this role as Concrete Foreman, you will use experience in the field to ensure work is put in place with accuracy, to meet the job specifications, while motivating and effectively managing tradesman, collaborating with Superintendents, and communicating with others on the job site.
 
JOB DUTIES INCLUDE: 
<ul>
<li>Supervise and coordinate the activities of concrete workers and tradesmen</li>
<li>Read and interpret blueprints and project plans</li>
<li>Layout and oversee concrete projects from start to finish</li>
<li>Ensure all work meets the company's high standards for quality</li>
<li>Maintain a safe and efficient work environment</li>
<li>Communicate effectively with team members and management</li>
</ul>
REQUIREMENTS: 
<ul>
<li>Minimum of 6 years of relevant experience in commercial construction, preferred</li>
<li>Proficient in the use of industry tools and equipment</li>
<li>Proficiency in reading blueprints and project layouts</li>
<li>Strong leadership and team management skills</li>
<li>Ability to work efficiently in a fast-paced environment</li>
<li>Up to date with the latest technology involving concrete work</li>
<li>Detail-oriented, well-organized, with an ability to multi-task</li>
<li>Task-oriented, reliable, and committed to meeting deadlines</li>
<li>Flexible availability, including some overtime and weekends</li>
<li>OSHA 10, preferred</li>
<li>Operator's certificate, preferred</li>
<li>Able to lift at least 35 pounds, unassisted, and stand for extended periods</li>
