<div>Model Home Designer &ndash; Florida Division serves as the primary liaison for outsourced design partners for Florida model homes while working in-house from Houston. This role ensures design, consistency, brand alignment, and timely execution of Florida projects, while also supporting Texas model home designs when needed. They will use their education and artistic talent to create appealing interiors for model homes that reflect market trends and buyer preferences. This role collaborates with the Model Home Design Manager and requires discretion and independent judgment to effectively promote the Perry Homes brand. 
Essential Duties and Responsibilities
Primary Responsibilities (Florida Division):<ul>
<li>
Liaison between the Model Homes department and the Florida outsource design companies supporting Florida model home design and installation</li>
<li>Coordinate design direction, selections, specifications, and documentation to ensure alignment with Perry Homes standards</li>
<li>Ensure design consistency, brand alignment, and timely execution of all Florida model home projects</li>
<li>Travel to Florida as needed to coordinate design direction, oversee implementation, and conduct site visits.</li>
<li>Manage project schedules and budgets related to Florida model home projects.</li>
<li>Participate in and support design presentations and internal reviews.</li>
</ul>
Secondary Responsibilities (Texas Models):<ul>
<li>
When not engaged in Florida-related work, assist with design and execution of Texas model homes.</li>
<li>Focus on designing mid to larger square-footage model home interiors.</li>
<li>Replicate and implement established design packages.</li>
<li>Collaborate and engage in all aspects of the design process, including drawings and presentations.</li>
<li>Select, purchase, and coordinate the inventory needed for budgeted model home designs with support from the Model Home Design Manager</li>
<li>Prepare, coordinate, and finalize schedules, records, and paperwork essential for job responsibilities.</li>
<li>Oversee the setting up of model homes to ensure the inventory is arranged according to the intended design.</li>
<li>Prepare preliminary and final budgets for model home designs.</li>
<li>Collaborate with other team members on projects.</li>
<li>Occasionally handle urgent assignments with tight deadlines and short notice.</li>
<li>Perform other tasks as needed to support team goals and department objectives.</li>

Requirements<ul>
<li>
College degree in Interior Design or another design-related field required.</li>
<li>Requires at least 3 years of experience in a design-related field.</li>
<li>Strong verbal and written communication skills are crucial.</li>
<li>Ability to work independently and as part of a team in a fast-paced environment.</li>
<li>Current, valid Driver&rsquo;s License with an acceptable driving record and reliable transportation is required.</li>
<li>Must be willing to travel locally and in other markets for model home installations. Travel to Florida as needed.</li>
<li>Demonstrated computer skills, including proficiency in MS Office products, including Outlook, Excel, Word, and PowerPoint. Experience in Bluebeam Revu is a plus.</li>

The Financial Analyst supports the finance organization through analysis, insight, and proactive partnership with business leaders. This role plays is key in driving the annual budget process, supporting key sales and operations leaders with the home pricing strategy, and maintaining strong financial discipline through variance analysis. 
Essential Duties and Responsibilities
<ul><li>Analyze and document budget to actual performance on a monthly basis, including:</li></ul>
o P&amp;L and balance sheet analysis;
o Department, construction, and sales overhead analysis;
o Closed job budget analysis.<ul><li>Collaborate with department leads and field leadership to research and identify material budget to actual variances.</li><li>Perform critical financial processes, which includes but is not limited to the following:</li></ul>
o Product Pricing (Base Price Worksheets);
o Margin Analysis on homes for sale;
o Margin Analysis on closed jobs;
o Ad Hoc field requests (Profit Participation, Development Analysis, etc.)<ul><li>Support and further enhance corporate consolidated financial model, which is used extensively for inventory management, developing financial statement forecasts, and to ensure compliance with company credit and capital requirements and objectives.</li><li>Identify and evaluate opportunities to enhance financial processes using artificial intelligence (AI)&mdash;including automation of routine analyses, streamlining data workflows, and leveraging machine-learning insights.</li><li>Assist in company budget process, which includes but is not limited to the following:</li></ul>
o Prepare budget model and templates;
o Collaborate with department heads to prepare operating expense and capital expenditure budgets;
o Consolidate the operating revenue and expense and capital expenditure forecasts by month to prepare the annual plan and incorporate into the corporate consolidated financial model;
o Upload final budget into reporting data warehouse.<ul><li>Assist in completing monthly, quarterly, and annual financial reports and analysis and presentations for executive leadership.</li><li>Participate in IT initiatives to identify areas of improvement with data capture, reporting, and data integrity.</li><li>Perform monthly budget-to-actuals due diligence by department, including scheduling cross-functional review sessions to analyze variances, validate underlying drivers, and capture departmental insights to inform accurate forecasts.</li><li>Conduct quarterly market analysis of publicly traded residential construction companies, synthesizing financial performance, industry trends, competitive positioning, and emerging risks.</li></ul>
