Reporting to the Director of Preconstruction, the Senior Preconstruction Manager position provides project team leadership and has overall and bottom-line responsibility for the success of the project. Is also actively involved in lead generation, proposal preparation and presentation, and client relationship maintenance. The Senior Preconstruction Manager position is key to delivering top-line project to the client.
SENIOR PRECONSTRUCTION RESPONSIBILITIES:
Safety - Senior Preconstruction Manager
<ul><li>Proactively places a high priority on safety at all times and asserts that priority whenever and wherever needed</li>
<li>Collaborates with operations staff to develop project-specific safety estimates</li>
</ul>
Preconstruction - Senior Preconstruction Manager
<ul><li>Promotes, solicits, and develops involvement from operations during the preconstruction phase in support of the success of projects</li>
<li>Integrates with the design team and owner to provide a professional service throughout the design phase of projects.</li>
<li>Develop as a recognized professional in a company market sector</li>
</ul>
Risk Management - Senior Preconstruction Manager
<ul><li>Assists in maintaining an in-house system of pre-qualified subcontractors and vendors to assure quality control and limit risk to Pinkard and its clients</li>
<li>Prepare cost proposals for value engineering options prior to evaluation by the design team and Owners</li>
<li>Reads and is familiar with both owner preconstruction and construction agreements for assigned projects</li>
<li>Tracks and manages preconstruction project costs as they relate to revenue and scope of services</li>
</ul>
Team Leadership - Senior Preconstruction Manager
<ul><li>Provides leadership to the entire project team, both internally and externally from project inception through construction documents</li>
<li>Promotes among Pinkard&rsquo;s project team, constructive working relationships, and a firm-but-fair approach with owners and designers</li>
<li>Ensures that all Pinkard team members are collaborating towards project safety, quality, and profit goals</li>
<li>Manages owner and architect relationships to ensure client satisfaction and the establishment of trust</li>
<li>Work with the design teams to understand their project goals and priorities</li>
<li>Provides direct management and oversight, performance evaluation and feedback, training, and career development support for direct reports</li>
</ul>
Estimating - Senior Preconstruction Manager
<ul><li>Provides complete estimates for projects during the initial phases of design through final design documents</li>
<li>Provides interim update budgets based on partial design information to ensure project costs are within the target budget</li>
<li>Directs all aspects of the estimate process, from quantity takeoff through project operations interface</li>
<li>Evaluate subcontractor bids for completeness of scope</li>
<li>Documents evolution of the design using meeting minutes and RFI processes</li>
<li>Promotes internal peer review of estimates prior to client presentations</li>
</ul>
Scheduling - Senior Preconstruction Manager
<ul><li>Ensures that the project preconstruction schedule is developed, maintained, updated, communicated, and implemented in accordance with owner agreement and Pinkard standards</li>
</ul>
Defect Prevention - Senior Preconstruction Manager
<ul><li>Provides input on the constructability of design documents including identifying document discrepancies, lead-time impacts, high-risk elements, etc.</li>
<li>Solicits third party reviews and ensure that all comments are incorporated into Contract Documents</li>
</ul>
SENOR PRECONSTRUCTION MANAGER REQUIREMENTS:
<ul><li>7 years of experience in preconstruction, construction, and/or a related industry</li>
<li>Knows and can perform all of the duties of Preconstruction Manager on large and complex projects</li>
<li>A bachelor&rsquo;s degree in construction management or related engineering or architectural program</li>
<li>Familiarity and demonstrated experience with multiple forms of collaborative project delivery, including design-build methods and hard bid</li>
<li>Experience with all phases of design from conceptual documents to final drawings and specifications</li>
<li>Experience with a General Contractor in one or more of the following markets: Senior Living, Higher Education/Municipal, Healthcare, Affordable Housing or Office</li>
<li>OSHA 10 hour certified every 3-years</li>
<li>Applicants being considered for hire must pass a drug test before beginning work or receiving an offer of employment.</li>

SENIOR PRECONSTRUCTION MANAGER COMPENSATION:
In accordance with the Colorado Equal Pay for Equal Work Act the salary range for this position will be $133,350 to $200,024 per year + Profit Sharing. Actual base pay within this range will be determined by several components including, but not limited to, relevant experience, internal equity, skills, qualifications, and other job-related factors permitted by law.
