Point Real Estate Management is seeking a dedicated full-time Maintenance Technician to join our team! This position will be based at our residential apartment community located in Bolingbrook, Illinois. The ideal candidate will be responsible for performing maintenance and repair tasks to ensure the community is safe, functional, and well-maintained. Basic knowledge of electricity, plumbing, carpentry, drywall repair, painting, and HVAC are required.
Duties and Responsibilities
Customer Service<ul><li>
Service requests made by residents should be completed within 24 hours</li><li>
Assist in the distribution of flyers and other material</li></ul>
General Maintenance, including but not limited to:<ul><li>
Replace filters and clean air conditioning vents as needed</li><li>
Replace breezeway light bulbs as needed</li><li>
Perform HVAC repairs as needed</li><li>
Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.</li><li>
Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.</li><li>
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks.</li><li>
Paint, interior and exterior, when necessary.</li><li>
Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.</li><li>
Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. in common areas.</li><li>
Assist in grounds work when necessary, including picking up litter and &ldquo;trashing out&rdquo; vacancies.</li><li>
Maintain pool chemical levels and cleanliness.</li><li>
Repair concrete, masonry, roof, fencing, when required.</li><li>
Be responsible for refurbishing of apartments prior to resident occupancy (Make Readies).</li><li>
Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer cleanouts, and post map of same.</li><li>
Make keys, change locks and assist in maintaining key control and other work as directed</li></ul>
On Call<ul><li>
Handle &ldquo;on call&rdquo; duties whenever needed.</li><li>
Participate in standby emergency schedule for evening, weekend, and holiday coverage.</li></ul>
Other duties as assigned by supervisor.
Requirements:

Work Experience Requirements<ul><li>
Minimum 2 years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting and HVAC.</li><li>
EPA (refrigerant transition and recovery certification).</li><li>
Own basic set of hand tools.</li><li>
Valid driver&rsquo;s license with good driving record and reliable transportation.</li><li>
Available to participate in a rotating on-call schedule (nights/weekends as needed)</li><li>
Ability to perform work responsibilities at other locations in the area, as needed.</li><li>
Ability to stand, bend, kneel, climb ladders and stairs</li><li>
Ability to lift and carry 25+ lbs of supplies and equipment</li></ul>
Educational Requirements<ul><li>
High School diploma or GED</li><li>
Technical certification preferred</li></ul>
The pay range for this position is $25.00 to $27.00 per hour. Please note that the pay range provided is a good faith estimate for the position at the time of the posting. Actual compensation will be dependent on factors, including but not limited to the individual's qualifications, experience, knowledge, skills, and abilities, as well as physical work location within the state.
