<div>Job Summary:
As a Maintenance Technician, you will be responsible for performing a variety of repair and maintenance tasks on residential properties. You will work under the direction of the Maintenance Service Manager to ensure properties are well-maintained, safe, and in compliance with regulatory standards. Your role will involve diagnosing issues, troubleshooting problems, and completing repairs promptly and efficiently to uphold property value and resident satisfaction.
Responsibilities:
Repair and Maintenance Tasks:<ul><li>
Conduct routine maintenance tasks, including plumbing, electrical, HVAC, and carpentry repairs.</li><li>
Perform preventive maintenance on building systems and equipment to ensure optimal functionality and longevity.</li><li>
Respond to maintenance requests and work orders from residents or property management, addressing issues promptly and effectively.</li></ul>
Troubleshooting and Diagnostics:<ul><li>
Diagnose problems and malfunctions in building systems, equipment, and fixtures, using diagnostic tools and techniques.</li><li>
Identify root causes of maintenance issues and develop appropriate repair solutions to resolve them efficiently.</li><li>
Troubleshoot complex technical problems and coordinate with vendors or specialists as needed for specialized repairs.</li></ul>
Safety and Compliance:<ul><li>
Ensure all maintenance activities are conducted in compliance with safety regulations, building codes, and industry standards.</li><li>
Perform safety inspections and audits, identifying potential hazards or maintenance deficiencies and implementing corrective measures.</li><li>
Report any safety concerns or compliance issues to the Maintenance Manager for resolution.</li></ul>
Documentation and Reporting:<ul><li>
Maintain accurate records of maintenance activities, work orders, inspections, and repairs using property management software or databases.</li><li>
Document all completed repairs, including parts used, labor hours, and associated costs, for billing and reporting purposes.</li><li>
Provide detailed reports on maintenance tasks, including findings, recommendations, and follow-up actions required.</li></ul>
Customer Service:<ul><li>
Interact with residents or property occupants in a professional and courteous manner, addressing maintenance inquiries, concerns, and requests.</li><li>
Communicate effectively with residents regarding maintenance schedules, access arrangements, and progress updates on repair work.</li><li>
Ensure resident satisfaction by resolving maintenance issues promptly and providing exceptional customer service.</li></ul>
Qualifications:<ul><li>
High school diploma or equivalent required; technical certification or vocational training in maintenance or related field preferred.</li><li>
2 or more years of experience in maintenance or facilities management, preferably in a residential or commercial property setting.</li><li>
Strong technical skills in plumbing, electrical, HVAC, and general building maintenance.</li><li>
Knowledge of building codes, safety regulations, and maintenance best practices.</li><li>
Ability to read and interpret technical manuals, blueprints, and schematic diagrams.</li><li>
Excellent problem-solving and troubleshooting abilities, with attention to detail and accuracy.</li><li>
Effective communication skills, both verbal and written, with the ability to interact professionally with tenants and colleagues.</li><li>
Valid driver's license and reliable transportation may be required.</li></ul>
Additional Requirements:<ul><li>
Willingness to work flexible hours, including evenings, weekends, and on-call duties, as needed.</li><li>
Physical ability to lift and carry heavy objects, climb ladders, and perform tasks requiring manual dexterity and mobility.</li><li>
Certification in specialized maintenance areas (e.g., HVAC certification, electrical license) a plus.</li></ul>
