<div><div>Portico has an amazing opportunity to join our team as a <b>Maintenance Technician!</b> This position will be located at our apartment community, <b>Blue Eastline, in Tempe, AZ.</b></div>
<div></div><div><b>Job Summary</b><br>
The Maintenance Technician supports the Maintenance Supervisor in maintaining the community&rsquo;s physical integrity and ensuring resident satisfaction. This role completes service requests, performs preventive maintenance, prepares apartments for move-in, and maintains common areas and amenities in accordance with company standards and safety guidelines.<br>
</div><div><b>Key Responsibilities</b><br>
</div><div><b>Service Requests &amp; Repairs</b></div>
<ul><li>Respond to and complete service requests within 24 hours, addressing issues such as plumbing, electrical, HVAC, appliances, carpentry, and general repairs.</li>
<li>Communicate promptly with the Maintenance Supervisor regarding parts, vendor needs, or work that cannot be completed in-house.</li>
<li>Participate in on-call rotation for after-hours emergencies.</li>
</ul><div><b>Community Maintenance &amp; Curb Appeal</b></div>
<ul><li>Maintain cleanliness and functionality of community exteriors, common areas, pools, and amenities.</li>
<li>Support daily trash control, lighting, signage, irrigation, and access gate maintenance.</li>
<li>Assist with weekend coverage as needed.</li>
</ul><div><b>Preventive Maintenance &amp; Make-Ready</b></div>
<ul><li>Perform scheduled preventive maintenance on interior and exterior systems (filters, smoke detectors, HVAC, lighting, etc.).</li>
<li>Complete make-ready tasks, including unit trash-out, repairs, painting, and inspection prior to move-in.</li>
<li>Ensure all work meets Portico quality standards and timelines.</li>
</ul><div><b>Safety &amp; Compliance</b></div>
<ul><li>Follow all Portico safety, key control, and emergency response procedures.</li>
<li>Participate in monthly safety meetings and maintain OSHA/EPA compliance logs.</li>
<li>Report incidents, accidents, and property damage immediately.</li>
</ul><div><b>Resident &amp; Team Relations</b></div>
<ul><li>Deliver excellent customer service and communicate repair status to residents.</li>
<li>Collaborate with on-site and corporate team members, vendors, and contractors professionally.</li>
<li>Attend daily and weekly staff meetings to stay informed on property goals and priorities.</li>
</ul><div><b>Qualifications</b></div>
<ul><li><b>Experience:</b> Minimum 1 year of experience in maintenance, plumbing, electrical, HVAC, or related trades.</li>
<li><b>Education:</b> High school diploma or GED preferred.</li>
<li><b>Certifications:</b> EPA and CPO certifications preferred; valid driver&rsquo;s license and insurance required.</li>
</ul><div><b>Skills:</b></div>
<ul><li>Strong mechanical and technical aptitude.</li>
<li>Excellent communication and customer service skills.</li>
<li>Ability to read and follow work orders and safety procedures.</li>
<li>Proficiency in OneSite, Yardi, or similar property management systems preferred.</li>
<li>Bilingual English/Spanish communication a plus.</li>
</ul><div><b>Physical &amp; Work Environment</b></div>
<ul><li>Ability to lift up to 100 lbs., climb ladders, and perform physical tasks daily.</li>
<li>Exposure to varying weather conditions, chemicals, and moderate noise levels.</li>
<li>Weekend, evening, and on-call shifts may be required.</li>
</ul>
