The Maintenance Supervisor is responsible for overseeing all maintenance operations and ensuring the physical integrity, safety, and appearance of the community. This role leads the maintenance team, manages service requests, preventative maintenance, apartment make-readies, and vendor coordination, while maintaining compliance with safety standards, budgets, and company policies. The Maintenance Supervisor plays a key role in delivering timely service and supporting resident satisfaction.<br>
</div><div><b>Key Responsibilities</b><br>
</div><div><b>Maintenance Operations</b></div>
<ul><li>Oversee daily maintenance operations, including service requests, preventative maintenance, and emergency response</li>
<li>Perform and supervise repairs involving HVAC, plumbing, electrical, appliances, carpentry, and general maintenance</li>
<li>Ensure service requests are completed within established timelines and documented accurately in property management software</li>
<li>Participate in on-call rotations, including evenings and weekends</li>
</ul><div><b>Team Leadership &amp; Supervision</b></div>
<ul><li>Recruit, train, schedule, and supervise maintenance team members</li>
<li>Provide coaching, performance feedback, and corrective action as needed</li>
<li>Conduct daily maintenance meetings and participate in weekly on-site meetings</li>
<li>Monitor timekeeping, attendance, and overtime in accordance with company policy</li>
</ul><div><b>Preventative Maintenance &amp; Inspections</b></div>
<ul><li>Develop and maintain preventative maintenance schedules for building systems and equipment</li>
<li>Conduct routine inspections of buildings, grounds, common areas, and amenities</li>
<li>Oversee maintenance of pools, spas, access gates, landscaping, irrigation, and trash programs</li>
<li>Identify maintenance issues and implement corrective actions</li>
</ul><div><b>Make-Ready &amp; Unit Turnover</b></div>
<ul><li>Inspect move-outs and determine scope of work</li>
<li>Schedule, supervise, and perform apartment make-ready repairs</li>
<li>Track unit readiness and ensure turn timelines and budget standards are met</li>
<li>Inspect completed units prior to resident move-in and address post&ndash;move-in service needs</li>
</ul><div><b>Inventory, Vendors &amp; Safety</b></div>
<ul><li>Manage maintenance shop operations, tools, inventory, and warranties</li>
<li>Coordinate vendors and contractors to ensure quality and cost control</li>
<li>Enforce OSHA, EPA, and company safety policies, including PPE usage</li>
<li>Maintain emergency vendor lists and safety documentation</li>
</ul><div><b>Resident Service</b></div>
<ul><li>Provide responsive, professional service to residents</li>
<li>Communicate maintenance timelines and updates clearly</li>
<li>Support resident satisfaction and retention initiatives</li>
</ul><div><b>Qualifications</b><br>
</div><div><b>Experience &amp; Education</b></div>
<ul><li>2&ndash;3 years of hands-on maintenance experience required</li>
<li>Prior supervisory experience preferred</li>
<li>Experience with HVAC, plumbing, electrical, and building systems</li>
<li>High school diploma or GED required; Associate&rsquo;s degree preferred or equivalent experience</li>
</ul><div><b>Certifications &amp; Licenses</b></div>
<ul><li>EPA, HVAC, CPO, and applicable state or local certifications required</li>
<li>Valid driver&rsquo;s license and proof of insurance required</li>

<li>Enforce safety procedures and ensure regulatory compliance.</li>

<li>Manage renewal strategies, resident events, and retention programs.</li>

<li><b>Software:</b> Proficiency in Microsoft Office; experience with OneSite, Yardi, or similar systems.</li>
