 Assistant Community Manager
 
 
 
 This position is responsible for assisting the Community Manager in the overall operations of the property, development, oversight of the team, and maintain community compliance with all policies, procedures, and internal quality control standards.
 
 
 
 Essential Duties
 
 
 <ul>
 <li>
 Minimum 3 years' experience in Property Management
 </li>
 <li>
 Maintain property waiting list
 </li>
 <li>
 Overseeing accounts receivable, collecting rent, security deposit, and invoice processing
 </li>
 <li>
 Legal notice delivery&nbsp;
 </li>
 <li>
 Building positive relationships with prospective and current tenants
 </li>
 <li>
 Coordinate on-site data collections and processing of resident information
 </li>
 <li>
 Schedule resident recertification interviews and coordinate the apartment inspections
 </li>
 <li>
 Ensure proper calculation of income, assets, rent levels, etc
 </li>
 <li>
 Investigates and helps resolve complaints, disturbances and violations
 </li>
 <li>
 Maintain resident files in accordance with company policy &amp; regulatory agency policy
 </li>
 <li>
 Assist with task associated with the operation of the property: leasing, rent collections, resident services and maintenance
 </li>
 <li>
 Preparing and executing detailed and legally compliant lease agreements
 </li>
 <li>
 Overseeing all financial procedures including verifying renter income, processing monthly payments and executing default protocols
 </li>
 <li>
 Creating organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution
 </li>
 </ul>
 
 
 Job Requirements
 
 
 <ul>
 <li>
 At least two years of previous Property Management Experience &ndash; REQUIRED
 </li>
 <li>
 Knowledge of Department of Housing and Urban Development ("HUD") rules and regulation
 </li>
 <li>
 COS (Certified Occupancy Specialist) or TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally recognized compliance training program and experience
 </li>
 <li>
 Knowledgeable in rent collections, posting to G/L, completing daily deposits, calculating SODAs, etc
 </li>
 <li>
 Outstanding customer service skills
 </li>
 <li>
 Exceptional verbal and written communication skills
 </li>
 <li>
 Accounts receivable and collections experience a MUST&nbsp;
 </li>
 <li>
 Attention to detail and ability to work independently on assignments&nbsp;
 </li>
 <li>
 Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet&nbsp;&nbsp;
 </li>
 </ul>
 
 
 Education
 
 
 
 High school or GED. This&nbsp;position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.&nbsp;
 
 
 
 Professional Experience&nbsp;&nbsp;
 
 
 
 A minimum of three years of progressive experience in residential property management.&nbsp;
 
 
 
 Attendance/Travel Requirements
 
 
 
 The position requires the ability to work any of the seven days of the week, 52 weeks of the year.&nbsp; Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.&nbsp; The position requires the ability to serve on-call, as scheduled or as necessary.&nbsp; Travel may be required at times to attend various owner gatherings either in the general vicinity of the associates home property, or in another state.&nbsp; You must also be able to attend certain resident events that are held after hours.
 
 
 
 Computer Skills
 
 
 <ul>
 <li>
 Minimum of basic knowledge of computers
 </li>
 <li>
 Ability to use Outlook and OneSite/Yardi
 </li>
 <li>
 Intermediate knowledge of Microsoft Suites
 </li>
 <li>
 Minimum of basic Internet knowledge
 </li>
 </ul>
 
 
 Physical Demands
 
 
 
 Must be capable of physically accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance.

 This role is non-exempt and has an anticipated pay range from $18-$21 for a new employee depending on a number of relevant factors including individuals&rsquo; experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations.&nbsp; This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors.&nbsp; This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week.&nbsp; Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health &amp; welfare benefits as outlined on the Company&rsquo;s website.&nbsp; To learn more about our company and our benefits, go to: https://pratumco.com/careers/
