<div>Job Summary: The Property Manager is responsible for the overall management and operation of our residential property and will lead a team of leasing consultants and maintenance staff to ensure the property is well-maintained and operates efficiently. This role involves overseeing daily activities, ensuring high occupancy rates and maintaining resident satisfaction.
Job Responsibilities: Including but not limited to<ul><li>
Maintains regular contact with tenants to assess their needs and promptly resolve any issues.</li><li>
Enhances tenant retention through effective communication and exceptional customer service.</li><li>
Ensures timely rent collection in accordance with the property budget and lease agreements.</li><li>
Enforces the collections process when necessary.</li><li>
Demonstrates a comprehensive understanding of leases, ensuring compliance by both tenants and management.</li><li>
Upholds property rules and regulations, including the management of Certificates of Insurance (COIs).</li><li>
Provides detailed reports on property operations, including developing budgets, tracking work orders, managing recoverable income, coding and approving invoices, reviewing CAM reconciliations, and analyzing income/expense variances monthly.</li><li>
Implements best practices in hiring, training, and supervising maintenance technicians and property management staff.</li><li>
Serves as a liaison between maintenance teams and tenants to ensure all maintenance requests are addressed efficiently and effectively.</li></ul>
Job Requirements &amp; Qualifications:<ul><li>
High school diploma or equivalent.</li><li>
Bachelor&rsquo;s Degree in related fields to management, real estate, and hotel management (Preferred).</li><li>
Previous experience working at a lease-up property required.</li><li>
Minimum of 3 years&rsquo; experience in property management.</li><li>
Self-directed and motivated individual comfortable working in a collaborative environment.</li><li>
Strong analytical skills, excellent written and oral communication skills, ability to multi-task.</li><li>
Expertise in Excel, Word and Property Management Software. (Rent Manager / Yardi).</li></ul>

Core Responsibilities1. Inventory &amp; Stock Management&middot; Supervise and assist in regular physical stock-taking across all storerooms, kitchens, and bars.&middot; Track inventory turnover, monitor stock levels to prevent overstocking, and identify slow-moving or expiring items.&middot; Verify that delivered goods match weight, trim, and count specifications.&middot;&middot; 2. Cost Analysis &amp; Reporting&middot; Reconcile food and beverage costs between requisitioned items and physical inventory.&middot; Prepare detailed weekly and monthly cost-control reports to highlight gross margins and variances.&middot; Track and evaluate hidden costs, such as staff meals, promotional comps, and spoilage.3. Menu Engineering &amp; Pricing&middot; Calculate precise recipe costs and establish potential costs of sales to guide profitable menu pricing.&middot; Update menu costs periodically and assist the executive chef and F&amp;B Manager with menu engineering.]4. Auditing &amp; Compliance&middot; Audit the Point of Sale (POS) system daily to validate voids, discounts, and complimentary items.&middot; Conduct routine and unannounced spot checks in receiving areas and outlets to ensure strict adherence to standard operating procedures.&middot;&middot; Key Requirements &amp; Skills&middot; Education: Bachelor's degree or Diploma in Hospitality Management, Finance, or Accounting.&middot; Experience: Typically 2+ years of prior cost controlling experience in a hotel, resort, or high-volume F&amp;B environment.&middot; Technical Skills: Advanced proficiency in MS Excel and strong working knowledge of specialized Materials Management software (e.g., Check SCM, MC/Materials Control) and POS systems (e.g., Micros, Simphony).&middot; Attributes: Exceptional numerical accuracy, strict attention to detail, and a proactive approach to cost-saving strategies.Pay: QAR6,000.00 - QAR7,000.00 per monthWork Location: In person
