This position is responsible for effectively managing and coordinating people, activities and available resources to maximize the successful operation of the property. This position oversees daily property operations as well as leasing and maintenance items to deliver best in class service and property performance. This position works closely with property owners and upper management to meet property objectives and operating performance. 
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned.<ul><li>
Initiates and manages all core business processes, including leasing, resident relations, marketing, maintenance, vendor relations, etc</li><li>
Works closely with the Portfolio Manager to achieve optimum new lease and renewal pricing</li><li>
Develops strategies and executes action plans to align property goals with company goals</li><li>
Responsible for active team participation in all company programs and initiatives</li><li>
Exhibits role model behavior in customer service and professionalism</li><li>
Oversees community administrative and reporting functions; partners with Accounting Department to ensure accurate financial reporting</li><li>
Maintains property cleanliness and curb appeal</li><li>
Adheres to the letter and spirit of Fair Housing and Employment laws. Ensures the same level of compliance from all team members.</li><li>
Partners with HR/Portfolio Manager in the recruitment and retention of quality employees where applicable</li><li>
Adheres to all risk and safety protocols and audits</li><li>
Drives the growth and development of the team through effective coaching and counseling techniques; partners with Training when needed</li><li>
Completes additional tasks or projects as assigned by the Portfolio Manager</li></ul>

The Customer Support Manager is responsible for leading the leasing and customer support operations of the community while delivering an exceptional resident experience. This role oversees daily team performance, drives revenue and occupancy goals, and ensures best-in-class customer service throughout the entire resident lifecycle&mdash;from initial inquiry through renewal. The Customer Support Manager also develops and coaches team members, manages escalated issues, and partners with leadership to implement strategies that enhance both operational efficiency and customer satisfaction.

JOB DESCRIPTION
POSITION: Customer Support Specialist
STATUS: Full-time
SUMMARY:
This position is responsible for coordinating leasing activities to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. 
PRIMARY RESPONSIBILITIES<ul><li>Performs all sales and leasing activities to achieve the community&rsquo;s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, preparing the lease and move-in package, and ensuring a smooth resident move-in.</li><li>Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.</li><li>Stays informed about current market and competitor conditions that may impact the community&rsquo;s occupancy and sales results.</li><li>Develops and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and more.</li><li>Track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.</li><li>Ensures that the community and show units meet the Company&rsquo;s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, ensuring a physically appealing show unit, and preparing the leasing office for daily leasing activities.</li><li>Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.</li><li>Executes and performs activities in support of the community&rsquo;s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring that lease renewal documents are signed and implemented on time.</li><li>Responds quickly and courteously to resident and client/owner concerns and questions and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).</li></ul><ul><li>
