Maintenance Technician
Job Description 
Welcome to the forefront of our maintenance team! 
As a Maintenance Technician, you'll play a pivotal role in ensuring the smooth operation and upkeep of our properties. This position oversees and performs technical &amp; mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the standards for cleanliness, appearance, safety, and overall functionality.

Maintenance Technician Reports to: Property Manager and or Maintenance Supervisor 
Experience<ul><li>
Must have a minimum of 2 years apartment maintenance experience</li><li>
HVAC Certified preferred</li></ul> 
 As an experienced professional you will:<ul><li>
Provide maintenance support to ensure peak performance of all systems to include mechanical, electrical, plumbing and HVAC</li><li>
Complete projects/tasks in a thorough, accurate, and timely manner</li><li>
Follow up on assigned service requests within 24 hours</li><li>
Complete assigned daily, weekly, and monthly tasks timely and accurately</li><li>
Constantly observe the condition of the community and immediately report and/or initiate action to correct unsafe condition</li><li>
Physically walk the property on a frequent basis to ensure pathways to units/models, stairways and breezeways, dumpster areas, recreation areas, common areas, grounds adjacent to the road and walkways always remain neat and free of litter and debris</li><li>
Maintain the appearance of the building exterior and grounds effectively</li><li>
Complete assigned tasks as requested</li><li>
Perform after hours emergency on-call coverage as scheduled</li><li>
Be observant for any problem that could be a hazard or potentially dangerous situation for residents, staff, guests, and the public. This includes condition of pool gates, fencing, lighting, trip hazards, etc.</li><li>
Always display a service-oriented mindset maintaining courtesy and diplomacy with residents, colleagues, management, vendors, and all external customers</li><li>
Ensure excellent service standards to maintain high level of resident satisfaction</li><li>
Use of small hand tools, gas power tools, blowers, power washers as well as brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents and including use of required safety equipment</li><li>
Must have reliable transportation to get to work as scheduled and for on-call emergence maintenance</li></ul>
Work Environment:<ul><li>
Ability to lift/carry up to 50 lbs. Employs two person lift when lifting/carrying objects that weigh more than 50 lbs.</li><li>
Ability to carry, push and/or pull, stoop, kneel, crouch and/or crawl</li><li>
Significant amount of walking throughout the day</li><li>
Climbing up and down a ladder</li><li>
Ability to work in hot, cold and/or damp environments</li><li>
Use of general grounds keeping equipment including, but not limited to leaf blowers, snow blowers, brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents and including use of required safety equipment</li><li>
Manual dexterity sufficient to reach/handle items, works with the fingers and perceives attributes of objects and materials</li><li>
All Maintenance team members are required to have and maintain their own tools.</li></ul> 
The pay range for this role is:

Leasing Consultant 
Job Description
We are seeking a dynamic and customer-focused Leasing Consultant with experience in affordable housing to join our team. The Leasing Consultant will be responsible for attracting and assisting prospective residents, conducting property tours, processing lease applications, and ensuring compliance with affordable housing guidelines (such as HUD, LIHTC, Section 8). This role requires excellent communication, sales, and organizational skills, as well as knowledge of affordable housing programs to help maintain occupancy and tenant satisfaction. 
Key Responsibilities: 
Leasing &amp; Sales:<ul><li>
Act as the first point of contact for prospective residents, providing information on unit availability, pricing, and property features.</li><li>
Conduct property tours, answering questions about the community, amenities, and affordable housing programs.</li><li>
Assist prospective residents with completing lease applications, verifying eligibility for affordable housing programs, and guiding them through the leasing process.</li><li>
Achieve occupancy goals by following up on leads, scheduling appointments, and maintaining a consistent leasing pipeline.</li><li>
Maintain a thorough understanding of the property&rsquo;s floor plans, features, and current pricing.</li></ul>
Affordable Housing Compliance:<ul><li>
Ensure all leasing procedures comply with affordable housing regulations, including HUD, LIHTC, and Section 8.</li><li>
Review and process income certifications and recertifications for residents, ensuring all documentation is accurate and up-to-date.</li><li>
Stay informed about changes in affordable housing policies and provide clear communication to prospective and current residents regarding eligibility requirements.</li></ul>
Resident Relations:<ul><li>
Serve as a resource for current residents by responding to inquiries and addressing concerns related to leasing, renewals, and community guidelines.</li><li>
Assist with resident retention efforts by coordinating lease renewals and promoting resident events or programs.</li><li>
Foster positive resident relationships to enhance tenant satisfaction and retention.</li></ul>
Administrative Support:<ul><li>
Maintain accurate records of leasing activities, applications, certifications, and resident communications.</li><li>
Use property management software to track leasing data, manage applicant information, and generate reports on occupancy and leasing progress.</li><li>
Assist with marketing and outreach efforts to attract prospective tenants, including posting ads, managing social media platforms, and distributing promotional materials.</li></ul>
Team Collaboration:<ul><li>
Work closely with the Property Manager and other staff to support property operations and achieve leasing goals.</li><li>
Provide assistance during property inspections, audits, and compliance reviews.</li><li>
Participate in team meetings to discuss occupancy trends, marketing strategies, and resident feedback.</li></ul> 
Qualifications: 
Experience:<ul><li>
1-2 years of leasing or sales experience, preferably in affordable housing (HUD, LIHTC, Section 8).</li><li>
Understanding of affordable housing compliance and tenant eligibility requirements.</li></ul>
Education:<ul><li>
High school diploma or equivalent required; Associate&rsquo;s or Bachelor&rsquo;s degree in a related field preferred.</li></ul>
Skills:<ul><li>
Proficiency in property management software.</li><li>
Knowledge of affordable housing regulations and fair housing laws.</li><li>
Ability to multitask, stay organized, and work in a fast-paced environment.</li></ul>
