Job Description
What does this role entail? The Business Development Analyst supports the pursuit, evaluation, and execution of new third-party management opportunities across RangeWater&rsquo;s portfolio. This role participates in multiple projects across the firm&rsquo;s geographic footprint, providing financial analysis, market research, and analytical support that informs client-facing materials, pursuit strategy, fee-structure, and internal planning across concurrent business development efforts. The position supports opportunities from initial assessment through award and onboarding and interfaces closely with Business Development leadership on a daily basis.
Essential Roles You Will Play:
Assist in the pursuit and evaluation of new third-party management opportunities, including financial analysis, underwriting, and opportunity screening. 
 
Prepare underwriting and market analyses, including rent setting, comp identification, and market evaluation, to support opportunity assessment and client-facing diligence materials. 
 
Perform market research and competitive analysis, including rent comps, operating benchmarks, staffing models, and market supply and demand dynamics. 
 
Provide analytical support for client-facing diligence materials by developing supporting exhibits, analyses, and data summaries used throughout the pursuit process. 
 
Leverage internal operating data and business intelligence platforms to inform underwriting assumptions and business plan considerations, producing clear, client-ready analytical materials.
Coordinate with internal teams including Operations, Marketing, Revenue Management, and Accounting to gather inputs required for opportunity evaluation and diligence. 
 
Support awarded opportunities through onboarding by assisting with analytical inputs, assumptions, and handoffs to internal teams. 
 
Maintain accurate tracking of opportunities, analyses, and supporting materials, ensuring consistency, accuracy, and organization across active pursuits.
Other duties as assigned.

Work Hours and Work Environment:
Hours of Operation: Monday through Friday: 8am &ndash; 5pm

Qualifications Summary:

Education and Experience:
Education: Bachelor&rsquo;s degree required, preferably in real estate, finance, economics, business, or a related field.
Experience Preferred: 1&ndash;3 years of relevant experience in real estate, investments, development, asset management, consulting, or analytical roles preferred. Experience supporting underwriting, financial modeling, market analysis, or proposal development is strongly preferred.
Advanced Skills: Excellent time management and communications skills. Ability to manage multiple projects independently. 5+ years of experience in client success, business development, or asset/property management within the multifamily real estate industry. Strong understanding of multifamily operations, financial reporting, and investment drivers.
Computer Skills: Proficiency in internet, word processing, spreadsheet, and presentation programs. Strong proficiency in Excel, RealPage Budget Tool, CoStar, Power BI, Yardi and various market survey tools (or similar software's).

Physical Requirements:
Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
Travel Requirements: Routine local travel may be required including but not limited to meetings, conferences and trainings as needed. Non-local travel may be required for business-related responsibilities.
