Position: Maintenance Technician</h3>
The Maintenance Technician plays a vital role in ensuring the upkeep, safety, and overall appearance of community properties. Working closely with the Maintenance Manager, this role focuses on preventative care, timely repairs, and creating a well-maintained environment for residents.
Key Responsibilities<ul><li>
Perform preventative and routine maintenance on community property and equipment.</li><li>
Manage and complete work orders through the work order system.</li><li>
Conduct general maintenance, janitorial duties, and groundskeeping.</li><li>
Carry out regular inspections of grounds, common areas, and buildings.</li><li>
Identify and report needed repairs, improvements, and safety concerns to the Maintenance Manager.</li><li>
Apply knowledge in carpentry, concrete, doors, drywall, fencing, cleaning, gutters, locks, plumbing, and painting.</li><li>
Perform additional related tasks as assigned.</li></ul>

2+ years of maintenance experience preferred.</li><li>
Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting required.</li><li>
Experience with Cleaning, Locks, and Gutters is highly desired.</li><li>
Must be able to speak, read, and write English. Bilingual is a plus.</li><li>
Must be a proficient problem-solver.</li><li>
Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general.</li><li>
Experience and skills with simple electric maintenance are a plus, but not necessary.</li><li>
Must have a valid driver's license

Pay and Benefits:
$20.00 /hour to $25.00 /hour, depending on education and experience.

Responsibilities:<ul><li>
Responsible for compliance with all of the community&rsquo;s policies/procedures as defined by the Board of Directors</li><li>
Plans, develops and approves operational policies, procedures, methods and regulations related to general operating procedures</li><li>
Directs the work of all department managers</li><li>
Primary driver in the development of the annual operating, cash, and capital budgets. Develops periodic checkpoints to assess compliance of the published budget.</li><li>
Responsible for the timely preparation of monthly financial reports to the Board of Directors</li><li>
Coordinates the development of long-range and annual business plans aligned with association by-laws and policies</li><li>
Oversees the impact and effect of association policies/programs/processes. Recommends changes as needed</li><li>
Monitors quality of association products and services to ensure maximum member and guest satisfaction</li><li>
Secures and protects all the association assets</li><li>
Establishes and maintains on-going dialogue with members to elicit input on Association direction and improvements</li><li>
Coordinates with Board of Directors on the development and implementation of all strategic plans 
 
SECONDARY DUTIES/RESPONSIBILITIES: 
</li><li>Plans, develops and approves specific operational programs, procedures, methods, rules and regulations in concert with general policies</li><li>
Evaluates committee activities that report to the General Manager</li><li>
Ensures compliance with purchasing policies and procedures</li><li>
Provide counsel to the Management staff to ensure all employees are properly trained, supervised, scheduled and are knowledgeable of their responsibilities</li><li>
Develops, maintains, and disseminates a basic management philosophy to guide all association personnel towards optimal operating results</li><li>
Supports internal controls</li><li>
Other duties as directed</li></ul>

Qualifications:<ul><li>
Minimum of two-years as an Onsite (HOA) property manager - required;
</li><li>Position requires driving - a valid DL and reliable transportation is needed</li><li>
CMCA or state-equivalent certifications desired</li><li>
Associates degree or higher</li><li>
Customer service focused; CAMs service their client on a daily basis</li><li>
Listening skills: CAMs need to listen to the problems of a client and provide a solution to meet the requests of the client</li><li>
Proactive: CAMs must proactively communicate with their client, team members, and superiors</li><li>
Management: CAMs must manage the budget, operations, schedules of a community association</li><li>

Physical Requirements
 
<ul><li>Ability to sit for prolonged periods at a desk and work on a computer.</li><li>Ability to occasionally stand, walk, bend, or reach as needed.</li><li>Ability to lift or move objects up to 10&ndash;15 pounds (e.g., files, office supplies).</li><li>Manual dexterity to operate a computer keyboard, mouse, telephone, and other office equipment.</li><li>Visual acuity to read printed materials, spreadsheets, and computer screens.</li><li>Hearing and speech ability to communicate effectively in person, by phone, and in virtual meetings.</li><li>Ability to work in a standard office environment with moderate noise levels.</li><li>Ability to work a standard schedule, with occasional extended hours as required.</li></ul>
