Job Title:</b> Multi-Site Lead Maintenance</div><div><b>
Reports To:</b> Property Manager</div><div><b>
RCMI Property:</b> Fairway Estates, Sienna Place Apartments, Sutter Apartments</div><div></div><div><b><br>
GENERAL PURPOSE OF JOB:</b></div><div>
The lead maintenance is responsible for maintaining the physical integrity of the community always. This involves insuring a clean and well maintained living environment for residents, visitors and staff, it is the lead maintenance duty to anticipate, identify and correct all problems involving the property and to implement procedures that will prevent such problems and provides oversight to maintenance workers in the performance of their job functions.</div><div></div><div><b><br>
ESSENTIAL DUTIES AND RESPONSIBILITIES:</b></div><ul><li>
The Lead Maintenance will have total responsibility for the repair and/or replacement of the following:<ul><li>
Plumbing &ndash; Interior and exterior</li><li>
Appliances &ndash; Replacement of parts and units</li><li>
Electrical &ndash; All outside lighting, timers, circuit breakers, light switches and wall receptacles</li><li>
Carpentry &ndash; All doors or jab repair or replacement, replacement of shelves or trim repair of kitchen or bath cabinets and drawers</li><li>
Air Conditioners &ndash; Repair or replacement of units and all relating parts of the total system</li><li>
Carpet and Tile &ndash; Repair of carpet or padding and replacement of floor or ceramic tile</li><li>
Exterior &ndash; Fences, patios enclosures, guttering, railings, windows, pools and pool equipment or any exterior problem which requires maintenance attention</li></ul></li><li>
Investigate and maintain a preventative maintenance program, records, and scheduling</li><li>
Maintains accurate records in accordance with the policies and procedures of the Company regarding EPA/OSHA standards, preventative maintenance, service requests received and completed, expenditures, apartment make-ready status, work-in-progress, etc.</li><li>
Oversees key control</li><li>
Maintains a service-oriented environment by exhibiting a professional appearance and attitude</li><li>
Daily work schedules and problems. Monitors, minimizes, and manages maintenance personnel overtime</li><li>
Keeping track of warranties and model numbers</li><li>
Implementation / use of work order / ticketing system / Yardi input</li><li>
Tenant relation program as it relates to maintenance</li><li>
Review utility costs and budget costs related to maintenance</li><li>
Review and update general information guide for tenants as it relates to maintenance functions</li><li>
Purchasing, ordering and inventory of stock within budgetary guidelines</li><li>
Maintains emergency response plan updated and current to ensure optimal execution and implementation when necessary</li><li>
Maintenance staff appearances and uniform policy enforcement</li><li>
On-call support</li><li>
Responsible for upkeep on property golf cart, tools, equipment on site</li><li>
Budget and ordering</li><li>
Strong customer service</li><li>
Maintain professional appearance at all times</li><li>
Additional projects as assigned by Property Manager or Regional Maintenance Supervisor</li></ul><div><b>
EDUCATION and / or EXPERIENCE:</b></div><ul><li>
EPA Certification</li><li>
High school or GED equivalent</li><li>
CPO certified preferred-if applicable</li><li>
Valid driver&rsquo;s license</li></ul><div><b>
COMPUTER &amp; EQUIPMENT SKILLS:</b></div><div><ul><li>
Microsoft Office</li></ul></div><div><b>
