Position Overview:</b></p><p>
The Neighborhood Service Specialists plays a critical role in supporting Redwood Neighborhoods by providing hands-on maintenance expertise, operational support, and guidance to on-site teams. This position ensures Neighborhood standards are upheld through preventative maintenance, timely repairs, and effective onboarding of new Service Technicians. The Neighborhood Service Specialist serves as a mobile resource, filling in at neighborhoods experiencing vacancies or increased workload, and works closely with Regional Managers to ensure smooth operations and resident satisfaction.</p></div></div></div></div></div></div></div></div><p><b>
Essential Duties &amp; Responsibilities</b></p><ul><li>
Fill in at sites with Service Technician vacancies.</li><li>
Onboard and support new Service Technicians as it relates to policy and procedure.</li><li>
Perform site inspections under the direction of the Regional Manager and Vice Presidents of Property Operations.</li><li>
Obtain bids, interview contractors, conduct follow up and support special projects as assigned.</li><li>
Assist current neighborhood teams as needed and directed by the Regional Manager.</li><li>
Repair and maintain facilities, buildings, grounds, and equipment at assigned Neighborhood.</li><li>
Perform light plumbing, electrical, carpentry, masonry, glazing, painting and drywall tasks.</li><li>
Perform minor repairs of plumbing systems, including unclogging drains, fixing toilet issues and minor water line repairs, as well as repairing/replacing water heaters.</li><li>
Service kitchen appliances, washers, dryers and garage issues when necessary.</li><li>
Prepare vacated apartment homes for release quickly and professionally.</li><li>
Direct vendors on repair issues, installation needs and grounds maintenance.</li><li>
Plow driveways and roads, as well as shoveling pathways in winter when instructed.</li><li>
Respond to resident complaints and concerns in a timely, professional and appropriate manner to ensure the best resident experience possible.</li><li>
Repair windows, floors, roadworks, plaster, drywall or other parts of building structures.</li><li>
Diagnose mechanical problems and determining how to best fix them.</li><li>
Perform routine preventative maintenance to uphold the Redwood brand and resident satisfaction through the efficient, safe and smooth operation of systems and machines.</li><li>
Use common hand and power tools, including hammers, saws, drills and wrenches, plus precision measuring instruments and electrical/electronic testing devices.</li><li>
Follow all safety standards at all times, without exception.</li><li>
Meet with the Neighborhood Manager to review service requests.</li><li>
Prioritize daily tasks, ordering parts/supplies as needed.</li><li>
Provide emergency maintenance availability for residents when indicated.</li><li>
Complete service requests in a timely fashion.</li><li>
Perform general cleaning of buildings at neighborhood.</li><li>
Attend staff meetings, meetings with supervisor and interact with vendors when needed/assigned.</li><li>
Maintain weather log to document snow and ice removal efforts, maintaining records of maintenance performed in all units and common areas.</li><li>
Check vendor work for satisfactory completion on a routine basis.</li><li>

Required Qualifications, Education &amp; Certifications</b></p><ul><li>
High School Diploma or GED required</li><li>
Trade certification preferred</li><li>
Universal EPA/HVAC certification or equivalent is preferred or ability to obtain within one year of employment preferred</li><li>
3 years relevant work experience required</li><li>
Supervisory experience preferred</li><li>
Troubleshooting ability</li><li>
Computer literacy with experience in Microsoft Office Suite.</li></ul><p><b>
Working Conditions</b></p><p>
This job operates in a professional maintenance environment. In this role, the employee will routinely use standard office and maintenance equipment such as computers, desk phones, iPhone, photocopiers, etc. The employee is frequently required to sit, stand, bend and walk with the ability to lift 50 pounds where applicable. Travel is required in this role.</p><p><b>
