Job Responsibilities<ul><li>Contract Drafting &amp; Negotiation</li><li>Draft, review, and finalize various legal agreements including Sale Deeds, Development Agreements, Joint Venture Agreements, MOUs, Lease Deeds, Contractor Agreements, Vendor Contracts, and Service Agreements.</li><li>Lead negotiations to safeguard the company&rsquo;s legal and commercial interests.</li><li>Land &amp; Property Due Diligence</li><li>Conduct in-depth legal due diligence of land parcels and built-up properties.</li><li>Verify title documents, check for encumbrances, and ensure clear and marketable title.</li><li>Coordinate with external legal firms and property consultants for opinion and vetting.</li><li>Regulatory &amp; Statutory Compliance</li><li>Ensure compliance with RERA, Real Estate (Regulation and Development) Act, MOEF norms, local municipal regulations, land revenue codes, and environmental clearances.</li><li>Monitor statutory timelines and liaise with government bodies for permissions and approvals.</li><li>Dispute Resolution &amp; Litigation Management</li><li>Handle civil, criminal, consumer, RERA, and arbitration matters.</li><li>Coordinate with external counsels, draft responses, affidavits, and maintain case documentation.</li><li>Represent the company in legal proceedings, if required.</li><li>Risk Assessment &amp; Legal Advisory</li><li>Advise internal teams on project-related risks, potential disputes, and strategic legal solutions.</li><li>Assess risks in property acquisitions, partnerships, and project structuring.</li><li>Keep the management informed about changing legal/regulatory developments.</li><li>Corporate Legal Support</li><li>Assist in drafting board resolutions, shareholder agreements, and ROC-related filings.</li><li>Ensure the legal health of the company from a corporate governance perspective.</li><li>Documentation &amp; Record Management</li><li>Ensure systematic documentation and safe custody of all legal papers, title deeds, contracts, and case files.</li><li>Maintain a legal database and track status of cases, compliances, and contracts.</li><li>Internal Coordination &amp; Support</li><li>Collaborate with project, planning, sales, and finance teams to align legal processes with business objectives.</li><li>Train and guide junior legal staff or external legal consultants on case strategies and compliance protocols.</li><li>Stakeholder &amp; Government Liaison</li><li>Act as a point of contact with government departments, registration offices, land revenue departments, and local authorities.</li><li>Ensure smooth handling of land mutation, registration, conversion, and NOC processes.</li><li>Audit &amp; Policy Review</li><li>Support internal and external legal audits.</li><li>Periodically review legal SOPs, contract templates, and internal policies to ensure alignment with law and business changes.</li></ul>Skills &amp; Experience Required<ul><li>Bachelor's degree in Law (LL.B.); LL.M. is a plus.</li><li>5&ndash;7 years of experience in real estate, construction, or infrastructure legal work.</li><li>Strong understanding of Goa-specific land and property laws, including:</li><li>Goa Land Revenue Code</li><li>Town &amp; Country Planning Act</li><li>Goa RERA regulations</li><li>Land conversion (Sanad) procedures</li><li>Portuguese-era title document interpretation</li><li>Experience handling title due diligence, development agreements, and regulatory approvals.</li><li>Excellent drafting and communication skills.</li><li>Ability to manage litigation, arbitration, and legal strategy independently.</li><li>Prior liaison experience with government and statutory authorities in Goa is preferred.</li></ul>Job Type: Full-timePay: &#8377;40,000.00 - &#8377;60,000.00 per monthAbility to commute/relocate:<ul><li>Panaji, Goa: Reliably commute or planning to relocate before starting work (Preferred)</li></ul>Experience:<ul><li>Real Estate &amp; Property Law: 3 years (Preferred)</li></ul>Work Location: In person
