Status: Exempt, Full-Time (Salary) 
Position Summary:
The Area Maintenance Manager at S.C. Swiderski (SCS) leads the company&rsquo;s Maintenance function within a Matrix Organizational Structure that balances technical process ownership with service accountability to Property Management. This role oversees all Maintenance personnel&mdash;including Area Maintenance Leads, Maintenance Technicians (I-III), and Maintenance Coordinators&mdash;and ensures the safe, efficient, and high-quality operation, repair, and preventive maintenance of all SCS-owned and managed properties.
Working collaboratively with the Leasing Director, Area Property Managers, and Facilities Manager, the Maintenance Manager establishes maintenance standards, manages resources, drives operational excellence, and develops systems that achieve SCS&rsquo;s mission of delivering Astonishing Customer Service through property fitness, safety, and tenant satisfaction.

Job Duties:
Leadership &amp; Management (35%):<ul><li>
Lead and develop a high-performing maintenance organization consisting of Maintenance Coordinators, Area Maintenance Leads, and Maintenance Technicians, Levels I-III.</li><li>
Hire, train, mentor, and evaluate staff to maintain high technical and service standards.</li><li>
Define and enforce Standard Operating Procedures (SOPs) for maintenance scheduling, preventive maintenance, work-order management, procedural processes, ticket escalation &amp; conflict resolution</li><li>
Establish measurable KPIs (e.g., Average Time-to-Resolution, First-Visit Resolution Rate, Rework Frequency, Tenant Satisfaction Scores).</li><li>
Foster collaboration, accountability, and continuous improvement consistent with SCS values.</li></ul> 
Strategic Planning &amp; Coordination (25%)<ul><li>
Operate within the Maintenance/Property Management collaboration model, aligning maintenance processes with leasing and tenant-service goals.</li><li>
Participate in recurring cross-functional meetings with Leasing Leadership to review service standards, escalate issues, and resolve conflicts.</li><li>
Participate in bi-weekly meetings to collaborate with other Area Maintenance Managers and Area Maintenance Leads</li><li>
Collaborate with the Facilities Manager on capital planning, budget forecasting, and resource allocation.</li><li>
Develop long-term maintenance and asset-management strategies to reduce costs and extend building lifecycle.</li></ul> 
Operational Excellence &amp; Process Management (25%)<ul><li>
Direct day-to-day maintenance operations across all properties within the assigned region, ensuring safety, quality, and compliance.</li><li>
Develop and oversee preventive-maintenance programs and ensure adherence to schedules.</li><li>
Monitor vendor performance, procurement, and contractor compliance with safety and insurance requirements.</li><li>
Implement safety protocols consistent with OSHA 10/30 and SCS Safety Program standards.</li><li>
Administer and utilize Maintenance Management Systems (AppFolio or equivalent) to track performance metrics, manage work orders, and produce reports.</li></ul> 
Financial &amp; Administrative Management (15%)<ul><li>
Prepare, track, and manage departmental budgets, ensuring cost-effective maintenance solutions.</li><li>
Approve purchase orders, vendor invoices, and maintenance expenditures in coordination with Accounting.</li><li>
Review and analyze maintenance data to identify efficiency gains and cost-saving opportunities.</li><li>
Manage inventory by analyzing counts, adjusting quantities based upon usage trends.</li><li>
Generate weekly and monthly maintenance performance reports for executive review.</li></ul>
Requirements:

Qualifications: 
Education &amp; Licensure:<ul><li>
Associate&rsquo;s degree or equivalent in education and experience in Facilities Management, Construction Management, or Business Administration,</li><li>
Valid Wisconsin driver&rsquo;s license required,</li><li>
OSHA 10 or 30 Certification (required or obtainable within 90 days),</li><li>
Technical certifications (HVAC, EPA 608, Plumbing, Electrical, etc.) preferred.</li></ul> 
Experience:<ul><li>
Minimum 10 years of progressive maintenance, construction, or property operations experience, including 5+ years in a supervisory or management capacity.</li><li>
Proven experience managing multi-site maintenance teams and working within a matrix or multi-department environment.</li><li>
Demonstrated success in budgeting, scheduling, vendor management, and KPI-based performance measurement.</li><li>
Strong knowledge of building systems, preventive maintenance programs, and facility management best practices.</li></ul> 
Knowledge, Skills, &amp; Abilities:<ul><li>
Strong leadership and mentoring skills with the ability to build trust and accountability across teams.</li><li>
Expert understanding of plumbing, HVAC, electrical, and carpentry systems.</li><li>
Excellent communication, analytical, and problem-solving skills.</li><li>
Proficiency in Microsoft Office Suite and CMMS systems (AppFolio preferred).</li><li>
Ability to navigate conflict resolution professionally and constructively and align departments around shared objectives.</li><li>
Strong organizational skills with attention to detail and multi-tasking capability.</li></ul> 
Work Schedule:
Full-time position; typically, 40&ndash;45 hours per week, Monday through Friday, with occasional evenings or weekends for emergencies or special projects. In-state travel to SCS properties is required; occasional overnight stays may be necessary. 
Physical Requirements:<ul><li>
Ability to lift and carry up to 75 pounds regularly.</li><li>
Ability to stand, walk, bend, kneel, twist, and climb ladders for extended periods.</li><li>
Comfortable working at heights and in all weather conditions.</li><li>
Capable of navigating multi-story buildings and diverse terrain.</li><li>
Works with potentially hazardous materials; PPE required.</li></ul> 
Work Environment:
Work is performed primarily at the SCS Warehouse and managed properties throughout Wisconsin. The position involves both office and field work, with regular interaction with technicians, vendors, and Property Management staff. Exposure to noise, dust, and varying climate conditions is expected.
