The Physical Facilities Representative is responsible for the hands-on maintenance, inspection, repair, and physical upkeep of buildings, grounds, and infrastructure. This role requires extensive physical activity, use of tools and equipment, and direct interaction with building systems, to ensure a safe, functional, and compliant environment for occupants.
 
 
Core Responsibilities
1. Building Maintenance &amp; Repair (Hands-On)<ul><li>
Perform routine and emergency repairs on:</li><li>
Doors, frames, locks, hinges, closers, panic hardware</li><li>
Windows, glazing, weather stripping</li><li>
Drywall, ceilings (including tile replacement), and flooring (carpet, tile, vinyl)</li><li>
Cabinetry, shelving, and basic carpentry components</li><li>
Patch, sand, prime, and paint interior and exterior surfaces.</li><li>
Replace lighting fixtures, ballasts, drivers, lamps, and ceiling tiles.</li><li>
Conduct minor plumbing repairs (e.g., unclog drains, replace faucets, valves, supply lines).</li><li>
Perform basic electrical work such as outlet and switch replacement (as permitted by code).</li><li>
Provide excellent service in a professional manner to various building tenants, employees, and vendors.</li><li>
Ability to prioritize duties and requests, based on urgency and risks to the company/buildings.</li></ul>
2. Mechanical &amp; Equipment Support<ul><li>
Inspect, clean, and assist in servicing HVAC units (rooftop units, split systems, air handlers).</li><li>
Change air filters using ladders and roof access as required.</li><li>
Monitor building automation panels and report irregularities.</li><li>
Assist licensed technicians with larger mechanical repairs.</li><li>
Maintain and test backup systems (generators, sump pumps, emergency lighting).</li></ul>
3. Physical Demands &amp; Environmental Exposure
This is an active, labor-intensive position. The employee must be able to:<ul><li>
Lift and carry 50&ndash;75 pounds regularly and up to 100 pounds occasionally (with assistance).</li><li>
Push/pull loaded carts and equipment exceeding 150 pounds.</li><li>
Stand and walk for extended periods (6&ndash;10 hours per shift).</li><li>
Frequently stand, bend, kneel, twist, squat, crawl, and climb ladders (up to 30 feet).</li><li>
Work in confined spaces, mechanical rooms, crawl spaces, and rooftops.</li><li>
Perform overhead work for extended durations.</li><li>
Use hand tools, power tools, and testing equipment safely and effectively.</li><li>
Work is performed in varying environmental conditions including:</li><li>
Extreme heat and cold (outdoor work year-round)</li><li>
High noise areas (mechanical rooms)</li><li>
Exposure to dust, grease, cleaning chemicals, and building materials</li><li>
Occasional after-hours, weekend, and/or emergency call-in work required based on business necessity
</li></ul>4. Safety &amp; Compliance<ul><li>
Follow OSHA and organizational safety standards.</li><li>
Wear required PPE (gloves, goggles, hearing protection, respirators as needed).</li><li>
Identify and report hazards immediately.</li><li>
Maintain clear egress routes and fire safety compliance.</li><li>
Document work orders, inspections, and preventative maintenance tasks.</li></ul>
Requirements: 
Education and/or Work Experience Requirements:<ul><li>
High school diploma or equivalent required.</li><li>
1&ndash;5 years of hands-on facilities, maintenance, construction, or building trades experience preferred.</li><li>
Proficiency with common tools (drills, saws, wrenches, multimeters).</li><li>
Working knowledge of building systems (HVAC, plumbing, electrical, structural).</li><li>
Ability to read blueprints, schematics, and technical manuals.</li><li>
Valid driver&rsquo;s license and driving record that meets company Driver Policy requirements (if travel between sites is required).</li><li>
Strong situational awareness and commitment to workplace safety.</li></ul></div>
