Essential Duties and Responsibilities<ul><li>
Responsible for the promotion of customer sales including providing advice to customers and recommending products that will fit the customer's financial and family needs.</li><li>
Facilitates the entire sales process by acting as liaison with customer and coordinating with all members of the sales/marketing, construction, customer service, design center, mortgage, escrow and other administrative teams regarding homebuyer's matters.</li><li>
Explains the various sales documents and attachments to customers.</li><li>
Works closely with the lender and the customer to ensure a smooth escrow process.</li><li>
Responds to customer concerns during the construction process and works with construction, customer service, and the design center to correct any problems and facilitate a timely closing process.</li><li>
Provides excellent customer service to homebuyers and internal customers.</li><li>
Ensures the safety and security of customers while on site.</li><li>
Responsible for the presentation of homes including the condition of models, inventory, home sites, Sales Office/Center, signage, marketing material, etc.</li><li>
Maintains a professional demeanor with all internal and external customers.</li><li>
Represents the division in the market and is knowledgeable about the market and the needs of actual and potential customers. Investigates competitor practices and incorporate that information into marketing and promotional activities.</li><li>
Establishes and achieves sales goals consistent with company goals.</li><li>
Self-prospects and develops a follow-up program to turn prospects into buyers. Includes buyer referrals and co-broker sales.</li><li>
Builds and maintains relationships with realtor community. Actively promotes sales through the realtor sales channel.</li><li>
Provides continual evaluation of company policies, processes and procedures. Responsible for suggesting methods to improve area operations, efficiency and service to both internal and external customers.</li><li>
Understands all facets of the home construction process, differences in plans, elevations, and familiarity with all options.</li><li>
May participate in the hiring, training, and management of lower level sales and marketing personnel.</li><li>
Creates and initiates new marketing and promotional ideas and strategies.</li><li>
Attends seminars and workshops to continually enhance professional knowledge and complies with DRE licensure regulations.</li><li>
Assists with other administrative projects as needed.</li></ul>
Performance Standards
Responsible and accountable for executing the specific responsibilities listed above in complete conformance with goals, expectations and schedule commitments of the Division.
Knowledge/Experience<ul><li>
5+ years of previous new home sales experience.</li><li>
High school diploma or equivalent; some college/business or professional training preferred.</li><li>
Prior experience with Sales Force preferred.</li><li>
Knowledge of the home building and real estate industries required.</li><li>
Strong product knowledge.</li><li>
Finance and metric expertise a must.</li><li>
Significant excel experience/skills with the ability and desire to learn new modeling tools.</li></ul>
Skills/Abilities<ul><li>
Must be able to work successfully in a team environment where continuous improvement is expected.</li><li>
Must have ability to balance multiple priorities and assignments and be detail-oriented.</li><li>
Must be conscientious and possess a strong work ethic.</li><li>
Exceptional organizational, verbal and written communications, presentation, negotiation and interpersonal skills are required.</li><li>
Demonstrated ability to develop and maintain strong relations with internal and external customers and certain trades.</li><li>
Demonstrated ability to plan, organize and prioritize responsibilities in order to consistently meet deadlines.</li><li>

While performing the duties of this job, the associate is regularly required to demonstrate a model home and spec homes, tour property and homes on foot, take stairs, and meet timelines working extra hours as needed. The associate must be able to communicate verbally and in writing and frequently is required to walk, sit, and stand. Occasionally, the position may be required to walk across undulating terrain. The associate will likely lift and/or move up to approximately 25 pounds on occasion. The noise level is usually quiet to moderate noise.
