The Floating Leasing Specialist is responsible for presenting and leasing a community to prospective residents, leasing apartments, providing customer service, renewals, and participating in the marketing of the community. The Floating Leasing Specialist works in conjunction with the property management team that they are assigned to on a daily basis to achieve the leasing goals established for the property as well as the goals of Shea Properties. The Floating Leasing Specialist will be required to assist on various properties in the region as needed. The Pay range for this position is $21.88 - $23.61/hour and the Floating Leasing Specialist is also eligible to participate in the Office Sales Bonus, Club Shea Program and discretionary annual bonus. Job Duties<ul><li>
Participates in lineup every morning.</li><li>
Opens and inspects the models and the market &ldquo;ready&rdquo; vacants daily to ensure they are presentable in accordance to established standards. Ensures leasing center is open and ready for business on time each day.</li><li>
Maintains office presentation in a professional manner. Assists with closing and securing the office and models daily.</li><li>
Answers telephone and email leads by responding to leasing inquiries.</li><li>
Responds to all Vaultware, PopCard and internet leads on a daily basis.</li><li>
Writes and posts a minimum of three Craigslist ads daily and possibly more if directed by Supervisor to do so.</li><li>
Must follow Yieldstar pricing procedures as directed by supervisor.</li><li>
Greets and presents property to prospective residents through personalized tours. Gathers information regarding needs, and qualification of prospective resident. Conducts follow-up with prospects.</li><li>
Leases apartments by actively marketing and promoting the apartment community.</li><li>
Responsible for accurately and timely Yardi input for all telephone, email and walk-in traffic. Also responsible for inputting rentals and cancellations.</li><li>
Compiles welcome paperwork with lease, associated addendums and forms in compliance with policies and procedures. Establishes move-in appointments for reviewing the lease and lease documents with new residents.</li><li>
Upon move-in, completes a thorough walk through of apartment and community amenities with the new residents.</li><li>
Gathers competitive market information weekly/monthly through telephone calls, internet research and site visits.</li><li>
Prepares routine reports (weekly and quarterly market survey) and shares information with on-site management team. Shops the competition to compare sales technique, pricing strategy and merchandising.</li><li>
Works with the team assigned to ensures all information is input into Yardi by the close of each business day.</li><li>
Champions their individual Leasing Fundamentals process.</li><li>
Assists in maintaining an accurate and current priority wait list and assures all prospects are kept in constant communication with leasing availability.</li><li>
Provides customer service per Shea core values and customer care service standards.</li><li>
Demonstrates the ability to handle resident concerns and direct them to the ACM and CM when appropriate.</li><li>
Performs other duties as assigned. Actual job duties and responsibilities may vary depending on the size of the community.</li></ul> 
Technical/Professional Knowledge (Knowledge/Skills, Education, and Experience)<ul><li>
Effective written and verbal communication</li><li>
Six months sales and/or customer service experience in at least one of the following industries: property management, hospitality, retail, real estate.</li><li>
Apartment leasing experience preferred</li><li>
Familiar with Microsoft Office products (Word/Excel/Outlook)</li><li>
Yardi preferred</li><li>
Basic math skills</li><li>
Time management and organization skills</li><li>
High School diploma or equivalent required</li><li>
College degree or some college preferred</li></ul> 
Work Environment
The Floating Leasing Specialist works on-site at several apartment communities and interfaces with external/internal customers, residents, and vendors on a regular basis. The position work schedule varies depending on the property. Hours are usually scheduled from 8:50 a.m. &ndash; 5:50 p.m. The position is required to work weekend days (Sat/Sun). However, the Floating Leasing Specialist should be flexible with availability depending on the needs of the property. Must be able and willing to travel, if needed, 10-25% of the time. Must have reliable transportation to work at different locations based on assignment for the day.
Physical Requirements
While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, talk, hear, and use a telephone and personal computer. May be required to lift and/or move up to 25 pounds. Must be able to occasionally drive during the course of work.

POSITION OVERVIEW:
The Bartender prepares and serves beverages and food to guests seated at the bar, in the restaurant, or on the patio according to company standards. This position reports to the Food &amp; Beverage Manager. 
KEY RESPONSIBILITIES:<ul><li>
Create a welcoming atmosphere and provide excellent hospitality by having a working knowledge of the resort facility and dining area, and be able to respond to guest questions and speak with enthusiasm about other resort services.</li><li>
Take a proactive approach to ensure a consistent set of superior standards of food service and quality are meeting or exceeding employee and guest expectations.</li><li>
Greet and serve guests in an energetic and friendly fashion; listen to determine beverage preferences and make drink recommendations.</li><li>
Check identification to assure customers are the legal age to purchase alcohol.</li><li>
Notice and report potential safety issues or customer concerns to a supervisor.</li><li>
Meet with staff at all levels to develop a common vision, discuss current needs, and plan for future Food &amp; Beverage functions.</li><li>
Respond to incoming food and beverage phone calls.</li><li>
Mix drinks and serve wine and beer; take food and beverage orders from guests and/or waiters and waitresses; prepare to-go orders; replenish bar snacks.</li><li>
Handle cash and card transactions, ensure charges are accurate and return correct change to guests; balance the cash register.</li><li>
Take inventory and order liquors and supplies, while maintaining quality within proper price points and facility budget.</li><li>
Maintain a clean work area; remove trash, wash all glasses and equipment, and clean the bar area according to quality and safety procedures.</li><li>
Oversee and assist in all Food &amp; Beverage functions (i.e. corporate parties, weddings).</li><li>
Prepare beverages, supplies, and other bar setups for banquets and other functions.</li><li>
Attend culinary exhibitions and educational seminars to stay current regarding developments in the Food &amp; Beverage industry, as requested.</li><li>

MINIMUM REQUIREMENTS / QUALIFICATIONS / SKILLS:<ul><li>
High School diploma preferred.</li><li>
One year experience bartending, in a resort facility preferred.</li><li><ul><li>Must meet the state and federal minimum age requirement for serving alcohol.</li></ul></li><li>
Current Food Handlers Card and TIPS&reg; Certification (Training for Intervention Procedures).</li><li>
