<p>The Purchase Manager Real Estate is responsible for identifying, evaluating, negotiating, and acquiring real estate properties that align with the organizations investment or operational goals. This role involves market research, vendor coordination, financial analysis, and contract management to ensure cost-effective and strategic property purchases.<br>
Key Responsibilities<br>
Identify potential real estate acquisition opportunities (residential, commercial, or land)<br>
Conduct market research and property feasibility studies<br>
Evaluate property values, risks, and return on investment (ROI)<br>
Negotiate purchase prices, terms, and contracts with sellers and agents<br>
Coordinate with legal, finance, and compliance teams during transactions<br>
Manage due diligence processes (inspections, title checks, documentation)<br>
Maintain relationships with brokers, developers, and property owners<br>
Track property acquisition budgets and timelines<br>
Ensure all purchases comply with company policies and local regulations<br>
Prepare reports on acquisitions, market trends, and performance<br>
Required Skills &amp; Qualifications<br>
Bachelors degree in Real Estate, Business, Finance, or a related field<br>
Proven experience in real estate purchasing, acquisitions, or procurement<br>
Strong negotiation and analytical skills<br>
Knowledge of real estate laws, contracts, and market trends<br>
Ability to evaluate financial data and investment performance<br>
Excellent communication and relationship-management skills<br>
Proficiency in MS Office and real estate or procurement software<br>
Preferred Qualifications<br>
Real estate license (where applicable)<br>
Experience with large-scale or commercial property acquisitions<br>
Familiarity with investment analysis and portfolio management</p>

<p>The Purchase Manager for Wastewater Treatment Projects is responsible for planning, coordinating, and executing procurement activities for wastewater and water treatment projects. This role ensures timely sourcing of equipment, materials, chemicals, and services while maintaining quality standards, cost efficiency, and compliance with technical specifications and project timelines.<br>
Key Responsibilities<br>
Procurement &amp; Vendor Management<br>
Manage end-to-end procurement for wastewater treatment projects, including equipment, piping, chemicals, electricals, and civil-related materials.<br>
Identify, evaluate, and develop reliable suppliers and subcontractors.<br>
Negotiate prices, contracts, delivery schedules, and payment terms.<br>
Maintain approved vendor lists and conduct periodic vendor performance evaluations.<br>
Project Coordination<br>
Coordinate closely with project, engineering, and site teams to understand material specifications and delivery schedules.<br>
Ensure timely availability of materials as per project milestones.<br>
Handle urgent and site-specific procurement requirements.<br>
Cost Control &amp; Budgeting<br>
Ensure procurement activities align with approved project budgets.<br>
Track purchase costs and identify opportunities for cost optimization.<br>
Prepare comparative statements and purchase recommendations.<br>
Technical &amp; Compliance<br>
Ensure purchased materials and equipment meet technical drawings, BOQs, and quality standards.<br>
Comply with industry standards, environmental regulations, and company procurement policies.<br>
Support inspections, testing, and documentation related to purchased items.<br>
Documentation &amp; Reporting<br>
Prepare purchase orders, contracts, and procurement documentation.<br>
Maintain accurate procurement records and inventory data.<br>
Provide regular procurement status reports to management.<br>
Required Qualifications<br>
Bachelors degree in Engineering (Mechanical, Chemical, Environmental, or Civil) or Supply Chain Management.<br>
510 years of procurement experience, preferably in wastewater treatment, water treatment, EPC, or infrastructure projects.<br>
Strong knowledge of wastewater treatment systems, equipment, and materials (STP, ETP, MBR, RO, pumps, blowers, etc.).</p>
