<div>The Marketing Team creates brand awareness and generates client leads through a variety of customer acquisition strategies, driving all revenue goals for the company.
Position Summary: The Marketing Manager is responsible for developing content that supports the company's lead generation, customer acquisition, recruiting, and other marketing goals across social media and other marketing channels for their assigned market(s). This role is designed for someone who is a hands-on creative with strong copywriting and content creation skills. The Marketing Manager is a localized, in-market role that has full ownership over their markets results and will develop content for their assigned market's marketing channels including the website, blogs, social media, ads, email marketing and more. This role will work closely with all marketing team members as well as department leaders to ensure content is developed effectively while maintaining brand standards. 
Essential Functions:
<ul><li>Operations:<ul><li>
Maintain Content Calendars, in collaboration with the Marketing Team, to focus heavily on growing our organic brand, support the lead generation efforts, and maintain a healthy cost per lead in all markets.</li><li>
Create, execute, analyze and manage a variety of marketing initiatives for platforms of the assigned market:<ul><li>
Generate leads through social media, email marketing, and other marketing efforts.</li><li>
Be agile and adjust posting strategies based on current business needs.</li><li>
Convey the brand &ldquo;voice&rdquo; through copywriting while maintaining brand guidelines.</li><li>
Work with Influencers and partners to post content for brand awareness campaigns.</li><li>
Manage and update website content including leases, listings, and blogs</li><li>
Support digital advertisement efforts</li><li>
Email marketing newsletters, promotions, announcements, etc.</li><li>
Employer-brand and recruiting content</li></ul></li><li>
Support new marketing initiatives, often trialing out new platforms or programs to determine viability and success.</li><li>
Be the social media point of contact and social media audience subject matter expert</li></ul></li><li>
Cross-Department Collaboration:<ul><li>
Work closely with your local market partners to promote key properties and post the best apartment content.</li><li>
Collaborate with and support cross-departmental teams to promote our local brand to customers and future clients (properties) with educational market insights, recruiting campaigns, and culture content.</li><li>
Communicate regularly with team leadership around platform performance, cross-departmental communications, reporting, and other escalations or feedback.</li></ul></li><li>
Strategy:<ul><li>
Developing content governance guidelines for tone, style, and voice of all content, and ensuring they are followed.</li><li>
Developing editorial strategy, so content is consistent across all delivery platforms.</li><li>
Owns and executes the overall blog content strategy and content calendar.</li><li>
Periodically audit content across platforms and departments to ensure brand consistency, in collaboration with the Marketing Strategist and PMO Team.</li></ul></li><li>
Create periodical reports of department, team, functional and/or market insights.</li><li>
Plan and participate in company-promoted events - collecting assets and promoting internally and externally as needed.</li><li>
Participate in local city and team meetings, generating new ideas and executing based on your market needs.</li><li>
Assist with efforts in other markets, as needed.</li><li>
Identify opportunities to partner with creative team members to develop marketing collateral / campaigns across marketing channels.</li><li>
Participate in conceptual brainstorming to solve business problems, generate new ideas, and improve creative quality.</li><li>
All other duties as assigned.</li></ul>

Required Education and Experience:
<ul><li>High School Diploma or equivalent is required</li><li>
Associates or Bachelor's Degree in marketing, communications, art or related field is preferred</li><li>
2+ years of marketing or sales experience</li><li>
Experience developing content across multiple digital platforms is ideal</li><li>
Experience with new trending social media content is ideal</li><li>
Experience in inbound marketing</li><li>
Experience in short-form copywriting for social media captions and display advertising</li><li>
Experience in long-form copywriting and SEO for website blogs, email marketing, and other types of content</li></ul>
Required Skills / Abilities:
<ul><li>Wordpress or similar CMS</li><li>
Mailchimp (or other email marketing tool)</li><li>
Social Media for Business (Facebook, Instagram, TikTok, YouTube)</li><li>
Adobe CS, Canva, Splice, VSCO or other editing applications</li><li>
Asana (or other project management software)</li><li>
Google Workspace (Gmail, Calendar, Docs, Sheets, etc)</li><li>
Experience with Excel or Google Sheets is preferred</li><li>
Experience using a CRM platform is preferred</li><li>
Understanding of Mac OSX and iPhone iOS for business</li><li>

Physical Requirements:
<ul><li>Travel to and touring properties around the city may periodically be required</li><li>
Travel to other markets may periodically be required</li><li>
Assures that safety regulations are followed at all times</li><li>
Adherence to compliance measures implemented by governing bodies such as but not limited to OSHA &amp; the CDC. Follows policies and procedures including infection control, universal precautions, and exposure control plans when performing daily tasks.</li><li>
Reports hazardous conditions, accidents, and incidents to the immediate supervisor</li><li>
Must be able to lift up to 25 lbs</li><li>
Requires standing, walking, bending, kneeling, stooping and crouching</li></ul>
Expected Hours of Work:
<ul><li>Typical business hours: 8:00am - 5:00pm Monday - Friday, availability for escalations may be needed outside of normal business hours.</li><li>
In-office, hybrid position.</li></ul>
Travel:
<ul><li>Up to 10% of the time.</li><li>
Minimal travel may be required for business functions, team training, and culture events.</li><li>
Daily local travel is required to collect assets from properties in your market.</li></ul>
Compensation &amp; Benefits:
<ul><li>Salary range for this role is $63,657</li><li>
Eligibility for medical, dental, and vision coverage as well as a 401(k) plan subject to plan terms.</li><li>
Eligibility for company-paid benefits such as company-paid and voluntary life insurance, short &amp; long-term disability, and parental leave subject to applicable waiting periods.</li><li>
