Position Summary:
This position is responsible for providing administrative support to the Vice President of Operations and the Production Team. 
Essential Functions: Core duties or tasks that are fundamental and not marginal to the performance of the job.
Production/Purchasing Duties:<ul><li>
Research Purchase Order&rsquo;s (PO&rsquo;s) as needed</li><li>
Generate Plan Change Request&rsquo;s with proper documentation to give to Product Development department</li><li>
Data entry of vendor setup docs and trade bid files into SMART to establish new trades</li><li>
Provide new trades and assist current trades with Trade Portal Access</li><li>
Maintain Standard Trade Database and files for all active Trade Partners</li><li>
Track Trades insurance expiration dates, renewals and business licenses, at minimum monthly review</li><li>
Enter job-specific vendor reassignments in WorkSmart.</li><li>
Assist daily with release of POs per schedule/generate error report</li><li>
Work with Trade Bid Files indenter or adjust pricing as needed</li><li>
Enter monthly and quarterly pricing in bid files</li><li>
Process Variance Purchase Orders (VPOs)</li><li>
Process weekly invoices approved by construction team</li><li>
Understand the construction scheduling tools and provide support, where needed</li><li>
Request plot plans from surveyor based on home start details</li><li>
Assist with Permitting for all new home Starts</li><li>
Manage all applications and payment requirements to obtain Building Permits</li><li>
Work with Real Property to ensure final CO Releases</li><li>
Coordinate with Closing Coordinator to ensure all Final Permits and documentation are obtained and made available for Closing.</li><li>
Assist Production with Trade and Vendor issues, as necessary</li><li>
Special projects as assigned by the Division President or VP of Operations.</li></ul> 
Minimum Job Requirements:
Education:<ul><li>
High School Diploma</li></ul>
Experience:<ul><li>
2+ years of office administrative and computer experience.</li><li>
Homebuilding industry experience preferred.</li><li>
Combination of Purchasing or Permitting experience</li></ul>
Technical/Professional Skills:<ul><li>
Self-learner with desire to learn a new role</li><li>
Office equipment skills</li><li>
Highly organized</li><li>

Computer Skills:<ul><li>
Microsoft Office Proficiency is a must</li><li>
