ABOUT THE ROLE:
South Port Square is recruiting for a hospitality focused Residency and Sales Counselor to join our team! This position is responsible for working with the Director of Sales &amp; Marketing to successfully build occupancy through sales and move ins. Supports the Director of Sales &amp; Marketing in managing inquiries, handling prospects, conducting tours, entering and utilizing data entered into the lead management system and other activities necessary to achieve budgeted census goals.
Here are a few of the daily responsibilities of a Residency Counselor:
<ul><li>Work closely with the Director of Sales &amp; Marketing to plan and implement strategies and actions that motivate qualified inquiries to meet move-in goals.
</li><li>Handle inquiries to the community via phone or drop-in. Must be able to quickly establish rapport and complete a thorough discovery to address prospect needs.
</li><li>Follow the ExSell with LCS sales process and utilization of ExSell Connection Sheets.
</li><li>Conduct tours of the property. Able to effectively overcome objections and ask for the sale.
</li><li>Conduct personal follow-up with variety of prospects. Able to identify and make recommendations for addressing objections/needs.
</li><li>Complete paperwork and data entry into the lead management system on a daily basis.
</li><li>Keeps up to date on competition including their strengths and weaknesses. Identify ways to overcome any objections.
</li><li>Actively participate in any in-house marketing events.
</li><li>Actively participate in generating resident and prospect referrals
</li><li>Actively participate in any community outreach efforts.
</li></ul>Here are a few of the qualifications we need you to have:
<ul><li>Bachelor&rsquo;s degree (emphasis in sales/marketing preferred).
</li><li>Two years&rsquo; experience in marketing/sales and/or knowledge of senior living industry.
</li><li>Ability to demonstrate good judgement, time management, problem solving, and decision-making skills.
</li><li>Passion to serve the senior population.
</li><li>A track record for sales success.
</li><li>Excellent written and verbal skill for effective communication.

ABOUT THE ROLE:
The Maintenance Tech is responsible for the overall upkeep of residential apartments and public areas through responsive, accurate and efficient maintenance. This will be accomplished through the performance of simple tasks that require the application of general maintenance and repair techniques, materials, tools, and equipment. The Maintenance Tech serves as a member of the Maintenance team that is responsible for the physical condition of all buildings on campus.
Here are a few of the daily responsibilities of a Maintenance Technician:
<ul><li>Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing, and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, etc.
</li><li>Assists in providing initial response for malfunction of residential HVAC equipment. Performs resets and simple repairs as necessary.
</li><li>Respond to emergency calls regarding system and equipment failure.
</li><li>Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
</li><li>Will assist other Maintenance personnel, when necessary, in the completion of various projects or repairs including campus snow removal.
</li><li>Assists in maintaining proper levels of materials and supplies for the campus to ensure the timely and efficient completion of necessary tasks.
</li><li>Will be expected to work a reasonable amount of scheduled and &quot;on-call&quot; overtime as necessary.
</li><li>Performs additional duties requested by the Supervisor and the Director of General Services to ensure effective and efficient operation within the community.
</li><li>Attendance is essential to this job. Must also maintain dependability and punctuality as outlined in Attendance policy.
</li></ul>Here are a few of the qualifications we need you to have:
<ul><li>Must possess a working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances. Must have knowledge of HVAC.
</li><li>Must be able to effectively communicate with residents and staff.
</li><li>Must function under general supervision.
</li><li>Must be flexible and have integrity.

ABOUT THE ROLE:
The Human Resources Generalist is responsible for performing professional level human resources related work in the following functional areas: recruitment, orientation, benefits administration, policy and implementation and performance management. Working in accordance with the established policies, and procedures, the Human Resources Generalist is responsible for supporting the HR Director and HR Manager assisting with the administration of all HR activities. Maintains confidentiality of employee records. This position is responsible for all aspects of recruitment.
Here are a few of the daily responsibilities of a Human Resources Generalist:
<ul><li>Ensure that Corporate and state requirements for completion of all post offer / pre-employment checks (criminal background, abuse and licensure checks, drug testing, reference check, health/communicable disease screenings) are requested and completed (prior to the employee&rsquo;s start date) and documented in the employee&rsquo;s personnel file.
</li><li>Prepare and conduct New Hire Orientation(s) with the community leadership team and with new hires.
</li><li>Report all new hires, status changes (leaves of absence, classification, and wage changes) and changes that affect participation in benefit programs for community staff.
</li><li>Provide all eligible new hires benefits packets and ensure receipt documentation is placed in file.
</li><li>Assist with reconciling timecards, and hire/referral bonus, for accuracy before submitting payroll. Ensure all time edit data entries are accompanied by the completed time edit sheets. (Signed/dated by both the employee and supervisor)
</li><li>Assist with employees&rsquo; training, including recordkeeping for the personnel file.
</li><li>Tracks employee renewals for specific certifications/licenses/TB.
</li><li>Track and monitor hours worked by minors in accordance with State/Federal labor laws.
</li><li>Assist with retention efforts, planning, and preparation of employee engagement functions at the Community.
</li><li>Assist with community communication, staff meetings and posting notices in employee break room.
</li><li>Attends in-service training and education sessions, as assigned.
</li><li>Performs specific work duties and responsibilities as assigned by supervisor.
</li></ul>Here are a few of the qualifications we need you to have:
<ul><li>High school diploma required.
</li><li>Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
</li><li>A minimum of one year&rsquo;s experience in a Human Resources department or similar work preferred.
</li><li>Associate&rsquo;s degree preferred but will accept work experience in an office or other professional environment.
</li><li>Ability to use Microsoft Office software proficiently.
</li><li>Ability to communicate verbally and in writing effectively with staff and managers.
