Southway Builders is actively recruiting a Lead Construction Superintendent in North Carolina (Raleigh/Triangle/Lexington regions) to successfully oversee project planning, scheduling, budgeting, and implementation.
POSITION SCOPE:<ul><li>
Manages all on-site project activities, while working with the project team including Project Managers, Project Engineers, Assistant Superintendents, field personnel and subcontractors.</li><li>
Successfully delivers projects following all safety protocols, with the desired level of quality, on time and on budget.</li><li>
Management of Project Engineers and Assistant Superintendent&rsquo;s, including growth and development. Assists the organization in business development efforts.
</li></ul>ESSENTIAL DUTIES:<ul><li>
Participates in preconstruction overview for assigned &amp; unassigned projects &ndash; may include trades, takeoffs, etc., from beginning to end.
</li><li>Prepares and manages master project schedules, utilizing scheduling software.</li><li>
Leads training discussions, on topics as assigned, for Project Managers, Superintendents and All-Staff meetings.</li><li>
Actively participates in business development activities through participation in industry associations.</li><li>
Management, review and sign off all submittals, shop drawings and subcontractor tickets.
</li><li>Manages the general conditions budget (general labor, small tools, etc.). Including estimating and bidding of general contractor items, i.e., trailers, temporary facilities.
</li><li>Makes informed decisions regarding the project budget to recoup and/or accelerate the overall project schedule.</li><li>
Manages expectations and processes for BGE, Comcast, etc., serving as an asset to the owner.</li><li>
Capable of assessment and audit of project schedules and able to proactively develop recovery schedules, as needed.
</li><li>Proactively develops and manages relationships with city inspectors.</li><li>
Creates and manages quality control, site specific and general, checklists.</li><li>
Manages, mentors and coaches all direct reports to help them achieve job duties and professional and personal development goals.</li><li>
Leads and participates in team assessments and personnel reviews as requested.</li><li>
Attends 3rd party inspections &ndash; trade, testing, ADA, Green, etc., as needed.</li><li>
Actively engages with the owner and design team, through regular correspondence.</li><li>
Manages the completion of the punch list.</li><li>
Assists in quantity takeoffs as needed &ndash; verification, order confirmation, etc.
</li><li>Manages progress updates and hurdles, for all owner meetings.</li><li>
Manages the creation of subcontractor Attachment A scopes.</li><li>
Manages the scope reviews.</li><li>
Works with the Project Manager to create and manage the master CPM (Critical Path Method) schedule.</li><li>
Initiates notices to subcontractors regarding safety, delays, back charges, etc.</li><li>
Initiates RFIs (Request for Information) to any applicable parties</li><li>
Prepares accident reports as needed.</li><li>
Prepares and maintains a three-week look ahead; and works with the Project Manager to ensure it is consistent with the CPM schedule.</li><li>
Maintains daily project photo records, including album creation and labeling.</li><li>
Maintains weekly on-site hard copy as-builts.</li><li>
Manages worksite trailers and temporary facilities, including pricing on procurement.</li><li>
Partners with the Project Manager in defining and managing roles and responsibilities for project team members.
</li><li>Manages purchased deliveries.</li><li>
Prepares and leads pre-install meetings.</li><li>
Leads the daily &ldquo;stand-up&rdquo; foreman&rsquo;s meeting to coordinate daily activities. If subcontractors are not present, notify the Project Manager and issues notifications.
</li><li>Leads zero-tolerance safety policy and removes violators from site.</li><li>
Leads safety orientation and logs attendees.</li><li>
Leads safety inspections; assists 3rd party safety inspectors.</li><li>
Adheres to the Company&rsquo;s key values of quality, dependability, and integrity.</li><li>

Requirements:

PREREQUISITE KNOWLEDGE, SKILLS, AND ABILITIES:<ul><li>
Undergraduate degree construction management or engineering, preferred.</li><li>
Demonstrates the above average competency as a Level 3 Superintendent.
</li><li>12+ years of Construction Superintendent experience.</li><li>
12+ years of leadership experience.</li><li>
Experience leading projects of $20M+.</li><li>
Subject matter expert in ADA, BGE, energy, steel, HVAC, etc.</li><li>
Mastery of technical competency in different types/scales/complexities of construction.</li><li>
Proficient in Procore and Microsoft Office Suite to include MS Project.</li><li>
Expert understanding of clauses/articles of boiler plate subcontractor agreements, including Attachment A&rsquo;s.</li><li>
In-depth understanding of all building/Authority Having Jurisdiction (AHJ) inspection requirements.</li><li>
Ability to successfully lead an OSHA inspection.</li><li>
Master knowledge in the comprehension and construct of blueprints, Civil Planning, Specifications and Contract Documents.</li><li>
Ability to independently and successfully complete quality control lists and checks for all trades.</li><li>
Able to properly assess the percentage of work complete for clients and lenders.</li><li>

COMPENSATION AND BENEFITS:<ul><li>
Annual salary range: $147,000 - $175,000 based on qualifications and experience.</li><li>
