We&rsquo;re looking for an experienced Maintenance Supervisor to lead the way at The Bluffs &amp; Woodland Villas a vibrant community of 124 apartment homes. You&rsquo;ll be the driving force behind keeping our property in top condition &mdash; safe, clean, efficient, and welcoming for every resident.

What You&rsquo;ll Do:<ul><li>
Lead, motivate, and support your maintenance team to deliver fast, high-quality service.</li><li>
Take ownership of the day-to-day maintenance of our apartment homes and community spaces.</li><li>
Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.</li><li>
Ensure service requests are completed within 24 hours, with care and attention to detail.</li><li>
Proactively handle preventive maintenance to avoid surprises and costly repairs.</li><li>
Oversee groundskeeping and curb appeal &mdash; pressure washing, debris removal, and more.</li><li>
Maintain inventory, track expenses, and stay ahead of maintenance needs.</li><li>
Rotate on-call duties and assist with weekend/holiday coverage as needed.</li><li>
Ensure safety compliance with OSHA standards and SPM procedures.</li><li>
Be a partner and problem solver &mdash; working closely with residents, vendors, and office staff to keep everything running smoothly.</li></ul>
What You&rsquo;ll Bring:<ul><li>
At least 3 years of property maintenance experience (supervisory or lead tech experience a plus)</li><li>
EPA HVAC Certification (required)</li><li>
Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance</li><li>
Leadership mindset with great communication and team-building skills</li><li>
High standards for quality, safety, and customer service</li><li>
Physical ability to lift 50+ lbs and perform physically demanding tasks</li><li>
A valid driver&rsquo;s license, auto insurance, and reliable transportation</li></ul>
