This role demands daily on-site presence, hands-on execution, and a strong focus on quality, detailing, and finishing standards.Key Responsibilities 1&#65039; Project Planning &amp; Execution<ul><li>Lead complete execution of luxury villa / bungalow projects.</li><li>Prepare detailed project schedules and execution strategies.</li><li>Conduct daily site walk-throughs and monitor progress closely.</li><li>Manage snagging, finishing, and ensure premium-quality standards.</li><li>Resolve on-ground challenges with a hands-on approach.</li><li>Implement value engineering without compromising quality.</li></ul>2&#65039; Quality &amp; Finishing Excellence<ul><li>Maintain strict focus on detailing and world-class finishing.</li><li>Ensure all structural, civil, and interior works meet luxury benchmarks.</li><li>Work closely with architects, designers, consultants, and vendors.</li></ul>3&#65039; Team Leadership &amp; Coordination<ul><li>Lead small but high-performance site teams.</li><li>Provide clear direction, mentorship, and on-ground guidance.</li><li>Build a culture of accountability and excellence.</li></ul>4&#65039; Financial &amp; Contractual Management<ul><li>Manage budgeting, billing, BOQs, and contract negotiations.</li><li>Monitor material consumption, site costing, and vendor payments.</li><li>Handle risks, cost escalations, and ensure cost-effective execution.</li></ul>5&#65039; Stakeholder &amp; Vendor Management<ul><li>Collaborate with senior management on strategy and progress.</li><li>Maintain transparent communication with all stakeholders.</li><li>Deal effectively with contractors, vendors, and local authorities.</li><li>Take ownership of site issues and resolve them independently.</li></ul>Key Requirements<ul><li>B.E.
