Description
The Project Superintendent can run standalone multi-craft projects up to $10 Million dollars. The Project Superintendent is responsible for supporting and assisting the Project Lead with the overall craft management of a large or small construction project. They will manage at a minimum the safety, quality, labor, material, scope, client interaction, and overall execution of all disciplines.
To successfully manage their work, they must have a thorough understanding of the industry&rsquo;s best practices and codes for their craft.
Responsibilities (other duties may be assigned)

General:
<ul>
<li>7 years of experience in a specific craft</li>
<li>History of working successfully as a Sr. Craft Superintendent.</li>
<li>Proven ability to work collaboratively and execute independently, maintain excellent rapport with team members</li>
<li>Communication, planning, organization and delegation skills.</li>
<li>Read and understand contract documents, project drawings, specifications, technical data, assembly methods, and O&amp;M manuals</li>
<li>Understand local ordinances, contractor licensing and city and county permitting requirements</li>
<li>Lead project constructability reviews and task plans to improve the execution of the project, lead reviews of their scope</li>
<li>Knowledge of overall project financial principles to quantify costs and benefits to allow for correct decision making</li>
<li>Demonstrate business skills including: communication skills, relationship development, and business acumen</li>
<li>Self-motivated; capable of taking initiative, successfully handle and prioritize multiple competing assignments and effectively manage deadlines
</li><li>Interpersonal and communication skills to coordinate team efforts, provide direction to team members, and communicate project objectives, parameters, status, and outcomes to stakeholders</li>
<li>Written and verbal communication with ability to serve as a spokesperson for Company</li>
<li>Willing to travel extensively and relocate to the next project location for an extended period (typically 6-12 months)</li>

Client interaction:
<ul>
<li>Represent Strobel in a professional manner in all client interaction activities</li>
<li>Hold daily, weekly and monthly meetings with the client</li>

Safety:
<ul>
<li>Ability to act as the safety manager on site and oversee incident management</li>
<li>Understand and lead Strobel&rsquo;s Corporate Safety Plan and develop/assist in site specific safety plan</li>
<li>Accountable to identify safety hazards employees may be subject to and take all necessary corrective action to eliminate or minimize hazards.</li>
<li>Ability to make project decisions related to the safety of all employees including sitewide stop work</li>
<li>Support or lead safety training meetings and sessions</li>
<li>Submit purchase requests for craft specific safety consumables (goggles, gloves, etc.)</li>
<li>Support and lead additional safety practices: Supervisor audits, Craft observations, Safety Leadership Meetings</li>
<li>Lead and train to the Strobel planning/JSA process for your crews</li>
<li>Lead the morning stretch /flex and morning gang box meetings</li>
<li>Ensure your crews report ALL safety events such as near misses, incidents, good catches, etc.</li>
</ul>
Quality:
<ul>
<li>Understand and lead Strobel&rsquo;s Corporate Quality Plan and develop/assist in site specific quality plan</li>
<li>Read, understand, and distribute contract drawings and specifications to all field leadership</li>
<li>Read, understand, and ensure that the site quality plan is communicated, and all inspections and quality documentation is being completed on time and assembled for final turn-over</li>
<li>Identify and fulfill all client and 3rd party inspections</li>
<li>Inspect crews work for compliance with company, contract, and code requirements</li>
<li>Identify deficiencies, explain and take any corrective action needed</li>
<li>Identify inconsistencies between industry best practices and specifications/drawings and provide value engineering through the request for information (RFI) process</li>
<li>Ensure that your crew is qualified to perform their work and have the appropriate certifications/license to execute their work.</li>
</ul>
Productivity:
<ul>
<li>Understand the project assigned work and budgets and meet or beat the budgeted man-hours.</li>
<li>Ensure direct reports are executing effective Gang box meetings which assign/align the performance goals for their crews and ensure they are &ldquo;tools on&rdquo; and working within 20 minutes of the start time.</li>
<li>Review direct reports&rsquo; daily goal cards the day prior to ensure they are complete and accurate</li>
<li>Examine/inspect field conditions and identify problems, inaccuracies, and cost saving measures that arise or that may be encountered. Take corrective actions as needed in any of these areas.</li>
<li>Follow the Strobel planning process; update master schedule, complete/review 3-week look ahead schedules and review 1 week look ahead, daily goal cards, JSAs and task planning.</li>
<li>Perform and lead major task planning sessions to safely and efficiently carry out all aspects of work assigned.</li>
<li>Listen to employee's and supervisor's suggestions, complaints, problems, safety concerns and recommendations, evaluate each, then devise and implement a plan based on information gathered.</li>
<li>Plan and communicate to ensure that an adequate supply of tools, materials and equipment is available for upcoming work identified on the 3-week schedule.</li>
</ul>
Leadership:
<ul>
<li>Ability to function as the Project Leader
</li><li>Establish project goals and roles and responsibilities for team members</li>
<li>Conduct and lead meetings, both internally and externally in a professional manner</li>
<li>Communicate and coordinate with all trades, subcontractors and project stakeholders</li>
<li>Provide training and coaching to indirect staff, and field leadership</li>
<li>Ensure on the job training to craft personnel are in place</li>
<li>Understand and know applicable employee laws and follow Strobel HR policies</li>
<li>Complete roles and responsibilities for direct reports</li>
<li>Supervise and manage the employee discipline and improvement process within the team</li>
<li>Ability to listen to employee concerns and oversee conflict resolution. Elevate to corporate HR as needed.</li>
</ul>
Team Management

<li>Manage a team of direct reports to include indirect staff, craft superintendents, general foreman, foreman, or craft lead.
</li><li>Utilize MUPA (Mutually Understood Performance Agreement) with craft members for accountability purposes and to manage site expectation.</li>

<li>Development and Preparation of Schedule of Values and Invoices: Participate and assist Project Manager with process.</li>

<li>Oversee contract billing through final billing and retention release.</li>
<li>Oversee and manage back charges to subcontractors and venders</li>
</ul><ul><li>Budget Process
<ul><li>Manage the budgeting process of taking the Estimate and converting it to the Strobel&rsquo;s Standard Phase codes, following the rule of thumb guidelines (i.e. no phase code with more than 1,000 hours)</li>
</ul></li><li>Forecasting Process (Work in progress reporting)
<ul><li>With the support of project lead or Ops Manager accurately update the forecasting process for assigned cost categories</li>
</ul>
</li></ul>Subcontract and Procurement Management:
<ul>
<li>Subcontract Administration and Management: Assemble drawings and specifications to support the process of obtaining bids from qualified subcontractors, selecting a qualified candidate, and negotiating the subcontract. As the work progresses, the Project Superintendent may be called to act as a liaison between the project team and the subcontractor.</li>
<li>Subcontract Administration and Management:
<ul><li>Able to assemble scope of work for each specific subcontractor</li>
<li>Understanding and communicating key terms of the subcontract (LDs, Payment, Prime pass through)</li>
<li>Receive, review and compare proposals in a bid tab format</li>
<li>Assemble final subcontract agreement and attachments for submittal to Corporate</li>
<li>Support final subcontract negotiations</li>
<li>Receive, review, and approval subcontract schedule of values and construction schedule</li>
<li>Lead onsite kickoff meeting with each subcontractor prior to mobilization</li>
<li>Receive and approve subcontractor invoices and track progress</li>
<li>Manage required subcontract communications (Notices, delays, scope changes)</li>
<li>Manage subcontract change requests</li>
<li>Conduct final contract scope and administrative close out (Punch list, warranty, liens)</li>
<li>Approve final payment and financial close out in Spectrum of each subcontract</li>
<li>Complete and return subcontractor evaluation form</li>
