Compensation: $12/HR
Summary: Responsible for all aspects of leasing production at your property. This position is responsible for all activities related to selling and customer service, including generating and handling traffic, leasing apartments, preparing lease documentation, and completing move-in procedures in accordance with policies and procedures. Leasing Consultants are focused on sales and marketing; handling telephone and on-site traffic, showing &ldquo;ready&quot; apartments, closing the lease, qualifying prospects, and completing all related paperwork and activities to ensure a timely move-in. This position is also responsible for complying with all state, federal, and/or local laws relating to Fair Housing and providing top-notch service for the day-to-day needs of our valued residents. 
Schedule: 20 Hours per Week, Weekend Availability
Duties &amp; Responsibilities:
<ul><li>Ensure that both individual and group leasing targets are achieved for the community and proactively communicate both opportunities or threats to the General Manager.</li>
<li>Ensure all lead information is entered, accurate, and complete within Entrata.</li>
<li>Ensure that all rental inquiries online, in person, or over the phone are responded to quickly and effectively.</li>
<li>Ensure all prospects are followed up with via phone within 24 hours.</li>
<li>Meet, greet &amp; provide tours to leasing prospects.</li>
<li>Ensure an in-depth understanding of site leasing trends, traffic patterns, and product availability and how that relates to the sales and closing process.</li>
<li>Ensure all models, office, and clubhouse areas, common areas, and the &ldquo;tour route&rdquo; are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party.</li>
<li>Properly close the leasing process by asking for the sale.</li>
<li>Participate in marketing and outreach efforts.</li>
<li>Assist with the planning and hosting of resident events.</li>
<li>Effectively manage the community waitlist and communicate with prospects as changes occur.</li>
<li>Ensure the proper execution of all screening procedures.</li>
<li>Ensure the proper preparation and execution of the lease agreement and related move-in paperwork.</li>
<li>Ensure the proper collection of all funds and move-in-related fees.</li>
<li>Provide support and assistance to all customer service efforts at the community.</li>
<li>Write up and file service requests from residents upon receipt.</li>
<li>Completes other tasks as directed and assigned.</li>
</ul>
Qualifications:
<ul><li>Effective, competitive, natural sales-minded individual.</li>
<li>High school diploma or equivalent.</li>
<li>Ability to read and write English fluently.</li>
<li>Computer literacy is required.</li>
<li>Previous leasing and/or sales experience is strongly preferred. Experience in multifamily housing is preferred.</li>
<li>Previous experience with property management software such as Entrata preferred.</li>

 Duties And Responsibilities
 
 
 
 <ul>

 Maintain an excellent customer service
 </li>
 <li>
 Ensure all service requests and repairs are completed thoroughly and in a timely manner
 </li>
 <li>
 Maintain an organized, clean, and safe work area
 </li>
 <li>
 Assist the Maintenance Supervisor with monitoring the inventory of equipment, tools, parts, and supplies at appropriate levels
 </li>
 <li>
 Comply with all personnel management policies and procedures
 </li>
 <li>
 Maintain a preventative maintenance schedule
 </li>
 <li>
 Communicate effectively with residents, fellow employees, vendors, and supervisors
 </li>
 <li>
 Work with Maintenance Supervisor to maintain an effective preventative maintenance program
 </li>
 <li>
 Work with Maintenance Supervisor to adhere to budget guidelines
 </li>
 <li>
 Assist the Maintenance Supervisor with maintaining a hazard communications program
 </li>
 <li>
 Inspect grounds, buildings, and other community features as required to minimize liability concerns
 </li>
 <li>
 Ensure adherence to the company's safety and hazard communications programs, policies, and procedures
 </li>
 <li>
 Work with Maintenance Supervisor to ensure that physical condition of the community is maintained according to company operating and safety standards
 </li>
 <li>
 Work with the maintenance team to ensure excellent curb appeal at all times
 </li>
 <li>
 Assist residents with the move-in/move-out process as needed
 </li>
 <li>
 Assist with the scheduling and performance of all maintenance/repair-related turn events
 </li>
 <li>
 Perform scheduled maintenance on all equipment based on the manufacturer&rsquo;s recommendations and operating manuals
 </li>
 <li>
 Address complaints and resolve issues in a timely and professional fashion
 </li>
 <li>
 Maintain accurate records
 </li>
 <li>
 Contribute to the general upkeep and cleaning of office, common areas, and model
 </li>
 <li>
 Perform other maintenance/repair work as directed by Property Manager and Maintenance Supervisor
 </li>
 <li>
 Assist in the daily clean-up of the exterior of the property including grounds, breezeways, and all common areas
 </li>
 <li>
 Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
 </li>
 <li>
 Participate in on-call rotation for emergency service
 </li>
 <li>
 Adhere to the company dress code
 </li>
 <li>
 Perform additional tasks and responsibilities as required

 Licenses/Equipment

 Must have reliable transportation due to the emergency on-call requirement

 Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment

 All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents

 Appropriate safety equipment and apparel must be worn including proper footwear (work boots)

 Requires frequent lifting and moving of up to 75 pounds when using machinery and equipment for essential maintenance tasks, including but not limited to installing outside air conditioning units.

 High school diploma or equivalent.
