General Description The Assistant Community Manager is a cooperative team leader assisting in responsibilities for the management of multiple multi-million-dollar, small-business, residential properties. The position reports directly to the Community Manager and is responsible for the oversight of leasing, community grounds and upkeep, resident screening, inspecting units, overseeing collections, working with vendors and maintenance. Working with the Community Manager in exercising cost control, active in marketing, training other staff members, appropriately resolving resident conflicts while assisting in effectively running daily operations.Position Responsibilities/ Essential Functions &middot; Support Community Manager with training associates on leasing, entering traffic into the computer, marketing, maintenance, and general office operations&middot; Process evictions, which includes all necessary paperwork and fees, serving notices, and attending court hearings&middot; Lease apartments as needed&middot; Responsible for shopping competitive properties&middot; Inspect buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired&middot; Process move-ins, move-outs, and lease renewals&middot; Audit all new and current lease agreements and resident files for accuracy&middot; Compose and prepares routine correspondence, rental notices, and other letters and memorandums&middot; Aid the Community Manager in resident relations and problem resolution&middot; Assist Community Manager with timecard submission&middot; Facilitate with resident retention, which may involve planning and organizing social events at the property&middot; Assume responsibility for the operations of the property in the absence of the Community Manager&middot; Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention&middot; Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws&middot; Charge and collect rents and other fees in accordance with lease agreements&middot; Follow procedures outlined in lease agreement for late rent collections and work with landlord and tenant attorney to process evictions timely and efficiently&middot; Maximize rental revenue by maintaining high occupancy and reduction of vacancy loss, bad debt loss, and concessions&middot; Maintain all accounts receivable including collecting rent, posting rent, making daily bank deposits, and maintaining balanced, accurate rent roll&middot; Accurate and timely completion of daily, weekly, and monthly financial and leasing reports, including month-end pre-close, closeout, market surveys, and lease expiration matrix&middot; Audit all records and files to identify dates requiring administrative action, such as lease expiration dates, delinquent accounts, and unlawful detainers&middot; Collect delinquent account balances from previous residents&middot; Management of property social media accounts, including reputation management&middot; Post rentals to Craigslist three times per day```Requirements``` - At least two years previous experience as an Assistant Community Manager or Leasing Consultant in property management - Strong knowledge of leasing procedures, fair housing regulations, and property maintenance - Excellent interpersonal and communication skills for interacting with residents, staff, and vendors - Ability to effectively resolve conflicts and handle difficult situations with professionalism - Proficiency in using property management software (ResMan) to track resident information and financial data - Familiarity with Section 8 housing programs is a plus - Strong organizational skills with the ability to prioritize tasks and meet deadlinesIf you are a dedicated professional who thrives in a fast-paced environment and is committed to delivering exceptional service to our residents, we encourage you to apply for the position of Assistant Community Manager.Job Type: Full-timePay: $20.00 - $22.00 per hourBenefits:<ul><li>401(k) matching</li><li>Dental insurance</li><li>Employee assistance program</li><li>Health insurance</li><li>Health savings account</li><li>Paid time off</li><li>Vision insurance</li></ul>Application Question(s):<ul><li>Do you have reliable transportation to drive between the apartment communities?</li></ul>License/Certification:<ul><li>Drivers License (Required)</li></ul>Ability to Commute:<ul><li>Boise, ID 83709 (Required)</li></ul>Ability to Relocate:<ul><li>Boise, ID 83709: Relocate before starting work (Required)</li></ul>Work Location: In person
