<b>MAINTENANCE TECHNICIAN JOB SUMMARY:</b><br>
<div>The Maintenance Technician is responsible for completing work orders, repairs, renovations, unit turnovers, and on-call emergencies. This position supports the Lead Maintenance Technician and Community Manager in carrying out maintenance programs, policies, procedures, and preventive maintenance initiatives to ensure the community is well maintained and operating efficiently.</div>

<div></div><div><b>Work Orders and Repairs</b></div>
<ul><li>Complete resident work orders and repairs promptly and efficiently.</li>
<li>Estimate time, materials, and scope of repairs when needed.</li>
<li>Respond to maintenance needs across multiple disciplines, including HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, drywall, pools, spas, water features, and trash management systems.</li>

<li>Painting, drywall repair and general carpentry</li>

<ul><li>Oversee and complete resident service requests within 24 hours when possible.</li>
<li>Remain on-call 24/7 in accordance with schedule, handling resident and property emergencies (e.g., fire, flood).</li>
<li>Perform routine inspections of property systems and areas (A/C units, roofs, stairs, parking, laundry facilities, lighting, walkways, trash enclosures).</li>
<li>Maintain storage and maintenance shops with monthly inventory and organization.</li>

The Groundskeeper contributes to the overall success of TAM Residential by maintaining the appearance and functionality of our apartment community's outdoor spaces. The groundskeeper&rsquo;s responsibilities will contribute to creating a welcoming and aesthetically pleasing environment for residents and visitors. The groundskeeper performs a variety of tasks, including landscaping, maintenance, and general upkeep of the grounds.<br>

<ul><li>Maintain lawns, trees, shrubs, and flower beds through regular mowing, trimming, pruning, planting, watering, and fertilizing.</li>
