The Facilities Supervisor oversees the daily operation, monitoring, and maintenance of facility systems, including HVAC, plumbing, and electrical systems. This role is responsible for supervising the troubleshooting, repair, and upkeep of mechanical components and electrical equipment in accordance with standard operating procedures (SOPs), manufacturer specifications, and safety guidelines. The Facilities Supervisor manages and secures inventory of tools and spare parts, and recommends the purchase of equipment and supplies to enhance efficiency. Additionally, this role supports engineers in developing and refining methods and procedures to improve facility operations and performance.</div>

Essential Duties:
<ul><li>Serves as a working supervisor for assigned personnel, providing guidance on daily tasks. Develops work schedules, ensuring compliance with company policies. Monitors the performance of assigned staff, including subcontractors. Collaborates with managers on disciplinary matters and conducts performance management discussions.</li><li>
Serves as a leader on the project and may be the point of contact for customers on site.</li><li>
Plans and supervises service delivery to customers, providing hands-on support and training to direct reports, client staff, and contractors. Responds promptly to facility service requests and ensures thorough evaluation of repairs and maintenance.</li><li>
Responds to emergency calls, working with the police, fire, and emergency service crews to protect company property and employees.</li><li>
Keeps records of safety, health and environmental issues each working day. Ensures the work crew follows all company and customer safety practices and fully utilizes the assigned Personal Protective Equipment each work day.</li><li>
Performs a monthly quality and safety walk-through of the entire site with a customer direct report or as needed. Works with the designated Site Safety Technician to initiate safety topics and ensure bi-weekly safety meetings are conducted and that the required attendance sheets are completed and on file.</li><li>
Reads and provides interpretations to all compliance requirements, blueprints, schematics, O&amp;M manuals and specifications to ensure standardization of work.</li><li>
Covers defined shifts and performs maintenance and operational duties as required to assure contract compliance.</li></ul>
Minimum Requirements:
<div>
High School diploma or GED required as a foundation for success in this role.</div><div>
Bachelor&rsquo;s Degree in Facilities Management or related field is a plus.</div><div>
Current universal refrigeration license and/or other trade licenses as required.</div><div>
Minimum of 5 years of relevant experience in facilities management or a related field.</div><div>
Demonstrated track record as a Facilities Supervisor or in a similar role.</div><div>
Well-versed in technical/engineering operations and facilities management best practices.</div><div>
Excellent verbal and written communication skills.</div><div>
Excellent organizational and leadership skills.</div><div>
Ability to effectively plan, organize, delegate and control the work process.</div><div>

Essential Duties:
<ul><li>Diagnoses HVAC system performance through observation, testing and setup as required by trade/position and type/size of equipment to include split systems up to 120 tons, mini split systems, 3 tons/multizone, VRV heat pump/recovery, RTUS up to 150+ tons, WSHP up to 120 tons, self-contained systems, CRAC units, air/water cooled chillers, airside, AHUs and EFs, pumps and piping.</li><li>
Coordinates work processes on large projects, demonstrating hands-on expertise by disassembling and reassembling commercial and residential equipment for troubleshooting and maintenance. Proficiently utilizes hand tools, power tools, gauges, and measuring equipment.</li><li>
Completes service contracts, quoted projects, and demand service calls as directed. Establishes lasting customer relationships, ensures customer satisfaction by explaining work performed, and maintains clear communication with all project stakeholders.</li><li>
Serves as a front-line resource to service technicians through technical support. Coordinates the work of subcontractors, and trains and provides guidance to technicians.</li><li>
Coordinates multi-tech service calls.</li><li>
Participates in technician on-call-stand-by rotation, as dictated by business unit policies and procedures.</li><li>
Purchases materials and issues purchase order numbers to suppliers.
</li><li>Safely drives a motor vehicle and trailer, follows requirements of company vehicle driving policy and adheres to all company safety requirements.
</li><li>Maintains equipment, tools, and inventory stock on service vehicle.</li></ul>
Minimum Requirements:

Required <li>- <b>HVAC Chiller skills</b>: Air-cooled chillers &ndash; Scroll/reciprocating, Screw, Screw with VFD and Magnetic. Water Cooled Chiller &ndash; Scroll/reciprocating, Screw, Variable Speed Screw and Magnetic. Centrifugal Chiller Theory.</li>
Required <li>- <b>HVAC Airside skills</b>: Fan Powered Box, VAV Box, VFD Theory. Air Handler: Theory of AHU operation and Theory of control valve operation. Exhaust fans: Centrifugal Up blast Roof Fans, Centrifugal Inline Fan and Vane Axial High Pressure Fans.</li>

Participates in technician on-call standby rotation as dictated by business unit policies and procedures.</li><li>

Meets requirements of company vehicle driving policy, and adheres to all company safety requirements.</li><li>
