TGM is a full service, real estate investment advisory firm. TGM acquires and manages apartment properties throughout the U.S. on behalf of our investors. TGM Springbrook is currently looking for a Leasing Manager for our 600-unit conventional community in the Aurora, IL area.</p><p>
Job Summary:</p><p>
The Leasing Manager is responsible for generating new business (leases) for the TGM community, as well as performing quality customer service to current residents. The Leasing Manager&rsquo;s primary responsibility is to professionally represent the TGM Community to all potential and current residents while following TGM Policy and Procedures.</p><p>
Essential Functions:</p><ul><li>Markets property and amenities to all prospective residents and promotes TGM's brand promise of providing quality services, sense of community, and value.</li><li>Participates in community outreach activities to create brand awareness of the apartment community in the marketplace.</li><li>Develops creative marketing strategies to generate qualified traffic.</li><li>Exhibits the benefits and features of our apartment homes by leading guided sales tours of the community.</li><li>Greets all potential residents to the TGM Community.</li><li>Professionally answers all incoming phone calls, and answers or routes calls accordingly.</li><li>Provides efficient follow-up with potential residents who have left voice messages.</li><li>Ensures the model apartment home(s) in the TGM Community are consistently maintained in outstanding condition.</li><li>Conducts daily management and follow ups of all prospect leads (phone, email and walk-ins) utilizing the relevant system; 100% management of all leads is required.</li><li>Reviews unit rents, specials and availability in relevant system to ensure accuracy of online advertising information.</li><li>Updates print and online advertisements as needed.</li><li>Implements resident retention programs under the direction of the Community Director.</li><li>Performs other administrative functions and duties as necessary.</li><li>Follows TGM's dress code policy, including selection of outfits from the designated corporate clothing catalog. Maintains a clean, neat, professional appearance at all times.</li><li>Creates daily ad posting in Craigslist, utilizing TGM-branded templates</li><li>Generate weekly competitive market surveys.</li><li>Serves as the lead marketing person on-site who will work with TGM Marketing Director in implementing any new marketing initiatives, and coordinate TGM community and company branding.</li><li>Understands and promotes the community's value proposition and key differentiators against competitive communities as a means of generating new business and resident retention.</li><li>Sets up monthly meetings with local businesses and retailers to establish awareness and relationship with the TGM community.</li><li>Plans and executes regular resident, prospect and community events.</li><li>&quot;Shops&quot; competitive properties to gather market intelligence. Has complete knowledge of the apartment community and competition in the area.</li><li>Trains and is responsible for directing the work performance of the leasing team.</li><li>Assists Community Director and Business Manager with TGM PPM monthly reporting as needed.</li><li>Processes applications and related lease paperwork.</li><li>Provides customer service to residents and records maintenance requests.</li><li>Promotes the community's Unique Selling Proposition and key differentiators against competitive communities as a means of generating new business and resident retention.</li><li>Meets or exceeds resident retention goals through effective lease expiration management, quality resident services, developing and implementing new and creative retention strategies.</li><li>Ensures all rented apartment homes are &quot;sparkled&quot; and ready to be moved into prior to move-in day.</li><li>Notifies the Community Director or Business Manager when office supplies or other tools needed to perform their duties are in need of replenishing.</li><li>Creates new and innovative ways to promote traffic, responsible for all direct mail efforts, ensuring that all leasing consultants follow up with traffic on a regular basis (pursuant to the requirements detailed in the TGM PPM), planning and all details regarding property parties.</li><li>Delivers on TGM brand promise of providing a premier living experience and exceptional value through reliable and quality customer service.</li><li>Maintains a professional courteous manner with all residents, vendors, contractors and fellow employees.</li><li>Assures safety standards are used which comply with all company, local, City, State and Federal guidelines.</li><li>Ensures compliance of all work-related activities in a fair, ethical and consistent manner.</li><li>Other duties as assigned.</li></ul><p>
Education:</p><p>
Formal Education: High School Diploma or equivalent and relevant certifications</p><p>
Preferred Education: Associate Degree or certification equivalent</p><p>
Experience: 3 years</p><p>
License, Registration, and / or Certification Requirement: No</p><p>
Minimum Knowledge: Requires advanced knowledge of a specialized or technical field or a thorough knowledge of the practices and techniques of a professional field.</p><p>
Updating of Knowledge: The knowledge required to perform this job once learned has infrequent changes, but when changes occur, they may be major.</p><p>
Skill Requirements:</p><ul><li>Highly proficient in professional phone sales techniques.</li><li>Strong basic computer skills with the Microsoft Office suite of software, including Word, Excel, and Outlook, sending / receiving email and using e-mail software, and accessing the Internet for work-related duties. Familiarity with property management software.</li><li>Solid people skills to effectively internet with, relate to, and connect with a wide variety of people.</li></ul><p>
