<div></div><div>As the Facilities Technician you are responsible for engaging and connecting with the residents in a compassionate, genuine, and memorable way to add values to their lives. The Facilities Technician carries out various maintenance, housekeeping, and driving tasks and assists the Facility Operations Director with overall maintenance of the building and grounds. The Facilities Technician helps to assure that the community is maintained in a clean, safe, and orderly manner for the residents, their families, our associates, and our visitors.</div>
</div></div><div><div><ul><li>Paint apartments and common areas as assigned.</li></ul>
</div><div><ul><li>Care for carpeted areas by vacuuming, removing spots and stains, and cleaning the carpeting with coordination with the housekeeping department.</li></ul>
</div><div><ul><li>Carry out minor repairs and replacements including electrical, plumbing, and general repairs day to day.</li></ul>
</div><div><ul><li>Drive residents in the company vehicle (cadillac or bus) on scheduled trips and outings and to and from appointments as directed.</li></ul>
</div><div><ul><li>Cut grass, rake, sweep, weed, trim, shovel, salt, clean off and move cars, and carry out other outside work as assigned.</li></ul>
</div><div><ul><li>Water all plants around the outside of the community on a scheduled basis during the appropriate months.</li></ul>
</div><div><ul><li>Carry out preventive maintenance tasks such as filter changes, pump maintenance, monitoring and inspection of equipment, etc. as assigned.</li></ul>
</div><div><ul><li>Coordinate tasks and routines with Facility Operations Director. Brainstorm improvements needed for the community.</li></ul>
</div><div><ul><li>Follow daily schedules and instructions set by the Facility Operations Director. Log new and completed tasks in online work order system in a timely manner.</li></ul>
</div><div><ul><li>Keep the parking lot and area approaching the front entrance (including steps and ramp) clean by removing litter, sweeping or shoveling as needed and scheduled. Wipe and clean benches, chairs, tables, and ashtrays outside the front entrance (including the patio), on the third floor balcony, on the patio outside the main dining room, and the patio and garden outside Encore.</li></ul>
</div><div><ul><li>Assist housekeepers with their cleaning work when requested and needed. Provide housekeeping back-up in absence of housekeepers as requested by supervisor.</li></ul>
</div><div><ul><li>Report supply needs to supervisor.</li></ul>
</div><div><ul><li>Quickly prepare vacant apartments for new tenants by following the Rent Ready Apartment Checklist. This includes painting, carpet washing, general electric, general plumbing tasks, etc. Coordinate with supervisor for flooring orders.</li></ul>
</div><div><ul><li>Attend scheduled training sessions and educational seminars as directed by supervisor.</li></ul>
</div><div><ul><li>Report all unsafe/hazardous conditions or defective equipment to supervisor immediately.</li></ul>
</div><div><ul><li>Assure that residents&rsquo; rights to fair equitable treatment, self-determination, individuality, privacy, property, and civil rights, including the right to lodge complaints, are followed.</li></ul>
</div><div><ul><li>Assist residents and families during move-ins, and as requested according to policies and rules.</li></ul>
</div><div><ul><li>Assure that work/assignment areas are clean and free of equipment, supplies, etc., and that tools are put away in good fashion before leaving such areas on breaks or at the end of the day. Keep all work area(s) free of hazardous conditions. Assure that all safety rules and regulations are followed at all times.</li></ul>
</div><div><ul><li>MUST BE AVAILABLE to rotate on-call schedule with other associates as assigned for emergencies</li></ul>
</div><div><ul><li>Provide backup maintenance duties in absence of Facility Operations Director as directed by supervisor.</li></ul>
</div><div><ul><li>Thoroughly understand and follow through with emergency preparedness procedures as described in policy and procedures.</li></ul>
</div><div><ul><li>Must be able to wear necessary PPE (personal protective equipment) such as gloves, masks, respirators, goggles or face shields, shoe coverings, etc. to safely meet the essential functions of the job, or receive approved accommodations under the policy, and demonstrate good infection control practices with PPE as requested.</li></ul>
</div><div><ul><li>Other related duties as may become necessary or as directed.</li></ul>

<li>Possess the ability to seek out new methods and principles and be willing to incorporate them into existing practices.</li>
<li>Be knowledgeable of practices, procedures, and guidelines established by this community.</li>
<li>Ability to minimize waste of supplies and misuse of equipment, etc.</li>
<li>Attend and participate in continuing education programs.</li>
<li>Must adhere to dress code as per community policy.</li>
